Division Manager Duties:

 Responsible for complete management and direction of landscape maintenance contracts assigned.  Ensure that customer service/dispatch concerns are handled in an efficient manner and communicated to client.  Field calls from irrigation techs and provide assistants and direction to staff.  Provide regular two-way communication between the office and the crews. Return calls and emails from office in a timely matter.  Provide direction and follow up regarding equipment and hand tool repair/replacement needs.  Dispatch Maintenance Crew (Line out crews) in AM being sure that they understand their work orders and they are prepared for the day.  Ensure that crew members are properly uniformed and prepared each day  Review service maintenance job sites for quality of service and update data work sheets on all jobsites weekly.  Identify enhancement opportunities photograph, measure and/or count items needed such as rock replenishment, missing/dying plants, annuals, fertilization, irrigation improvements, tree trimming, etc. and submit to senior account manager.  Where job sites are lacking or have potential future problems in the crew's performance, put crew lead on notice by giving clear direction and expectations to bring property within standards.  Document all service calls that you complete (including parts)  Follow up weekly to ensure that weekly maintenance and cleaning of vehicles & trailers is performed.  Perform employee evaluations for maintenance leads & crew members.  Work with HR department to ensure that all crew members receive regularly scheduled training, testing and evaluations.  New accounts/jobs: a. Interact effectively with Sales & Marketing Department to ensure smooth start-ups of new jobs. b. Complete start up account worksheets timely. c. Attend job walks with salesman and/or client d. Document (with pictures) potential enhancement sales and potential problems on properties. e. Submit proposals for routine enhancements for example: Tree Trimming, Annual flowers, Doggie Stations, Irrigation Repairs, etc. f.
