Full Job Description Description:
JOB SUMMARY
This position is responsible for maintaining the upkeep of the property in order to enhance and maintain curb appeal under the direction of the Property Manager. This position reports directly to the Service Supervisor/Property Manager. Responsibilities include but, are not limited to:
RESPONSIBILITIES
Maintain the curb appeal of the property and perform general and preventative maintenance according to company operating and safety standards. Assist in the maintenance of exterior landscaping. Assist with the cleanliness of the grounds and amenities at all times by physically walking the property on a frequent basis (including amenities) and remove litter/empty trash. Check exterior and hallway lighting and replace as necessary. Assist Service Supervisor with some turnkey work as required. Perform interior and exterior painting duties when requested. Distribute resident communications to residents. Adhere to the company's safety program, policies and procedures. Promote and perform safe work practices among on-site staff and this position. Participate in company training classes and meetings as required. Special projects or additional duties assigned by supervisor that are essential for the operations of the property. Identifies and reports any problem which could be a hazard or potentially dangerous for residents, staff, guests and the public. This includes condition of pool gates, fencing, lighting, trip hazards, etc.
Requirements:
QUALIFICATIONS
Requires the ability to read and write English fluently, and the ability to read, comprehend, and follow simple verbal and/or written instructions to perform tasks assigned. Be able to effectively communicate with residents, staff, and other suppliers or vendors to ensure safe operation of property maintenance. Must be able to bend, stoop, squat, kneel, climb stairs, climb ladders, push or pull heavy items, and lift/carry supplies or machinery on a regular basis. Requires individuals to furnish their own vehicle while working on the property. Requires individual to be proficient in the use of general maintenance equipment, including, but not limited to, hand tools, paint equipment, ladders, landscaping equipment, ice removal equipment and required safety equipment. Requires the ability to work the normal business hours of the property and any after hours emergency or on-call hours with the exception of any pre-approved time off or company holidays. Requires a valid driver's license and valid car insurance for the state in which employed. Real estate license (when required by the state). Other licenses and certifications as required by state or federal law.
