The Personal Property Caretaker is responsible for the hands-on care, maintenance, and operation of a single private residence and its surrounding grounds. This role requires an individual who takes personal ownership of the property's condition and is comfortable performing routine maintenance, repairs, landscaping, and general upkeep. The ideal candidate is self-motivated, detail-oriented, and takes pride in keeping the property in exceptional condition year-round. Key Responsibilities Hands-On Property Maintenance Perform routine property inspections and address maintenance needs promptly. Complete minor repairs, preventive maintenance, and general handyman tasks. Maintain and service property systems, including HVAC, plumbing, irrigation, lighting, and household equipment. Troubleshoot issues and resolve them independently whenever possible. Maintain structures, fences, gates, walkways, and other property features. Groundskeeping & Exterior Care Perform landscaping, trimming, pruning, weeding, and seasonal clean-up. Maintain outdoor living spaces, patios, driveways, and walkways. Monitor and maintain irrigation systems to ensure proper operation. Keep the property neat, attractive, and free from debris. Property Operations Prepare the residence for owner arrivals and departures. Ensure the home is clean, organized, and fully functional at all times. Manage household supplies and equipment inventories. Oversee outside contractors only when specialized services are required. Preventive Care Establish and follow regular maintenance schedules. Identify potential issues before they become costly repairs. Maintain records of repairs, maintenance activities, and service history. Recommend improvements that enhance the value, functionality, and appearance of the property. Qualifications Experience in property caretaking, facilities maintenance, landscaping, construction, or a related hands-on field. Strong knowledge of general home maintenance and repair practices. Ability to operate landscaping and maintenance equipment safely. Basic understanding of plumbing, electrical, irrigation, and mechanical systems. Ability to work independently and prioritize tasks without direct supervision. Valid driver's license and reliable transportation. Skills & Attributes Highly hands-on and mechanically inclined.
