The Grounds Maintenance Technician will be responsible for maintaining the appearance, cleanliness, safety, and overall condition of the property's outdoor areas. This position plays an important role in keeping the community welcoming and well-maintained for residents, guests, and visitors. The ideal candidate takes pride in their work, enjoys working outdoors, is dependable and organized, and can perform routine grounds and landscaping duties with minimal supervision. Responsibilities The Grounds Maintenance Technician will be responsible for, but not limited to: Maintain the property's lawns, landscaping, common areas, and outdoor spaces. Mow, edge, trim, and maintain grass and landscaped areas. Perform routine weed removal and vegetation control. Trim and prune trees, shrubs, bushes, and other landscaping as needed. Plant, maintain, and replace flowers, plants, shrubs, and other landscaping. Water landscaped areas and monitor irrigation systems for proper operation. Identify irrigation issues, leaks, broken sprinkler heads, and other landscaping concerns and report or repair them as appropriate. Keep sidewalks, walkways, entrances, common areas, and outdoor spaces clean and free of debris. Pick up litter and remove leaves, branches, and other debris throughout the property. Assist with maintaining the property's overall curb appeal. Perform seasonal grounds maintenance as needed. Assist with preparing outdoor areas for community events and resident activities. Maintain and safely operate landscaping equipment, hand tools, and power equipment. Keep equipment and maintenance areas clean, organized, and properly stored. Report unsafe conditions, property damage, landscaping concerns, or maintenance issues to management. Assist with general property upkeep and light maintenance tasks when needed. Follow all company safety procedures and proper equipment-operating practices. Maintain a professional and courteous relationship with residents, vendors, visitors, and team members. Perform other grounds and property maintenance duties as assigned. Grounds & Landscaping Duties This position will regularly work with: Lawns and grass areas Trees, shrubs, and plants Flower beds and landscaped areas Irrigation and sprinkler systems Sidewalks and walkways Outdoor common areas Community entrances and high-visibility areas Property grounds and recreational areas Landscaping and groundskeeping equipment Qualifications Previous groundskeeping, landscaping, gardening, or property maintenance experience preferred. Experience operating lawnmowers, trimmers, blowers, edgers, and other landscaping equipment preferred. Basic knowledge of landscaping and grounds maintenance practices. Ability to safely use hand tools and power equipment. Ability to identify common landscaping and irrigation issues. Strong attention to detail and pride in maintaining clean and attractive grounds. Ability to work independently and manage daily tasks. Dependable, punctual, and responsible. Good communication and customer service skills. Ability to work outdoors for extended periods of time. Ability to perform physical tasks including standing, walking, bending, lifting, pushing, pulling, and carrying. Ability to work in varying weather conditions. Valid driver's license and reliable transportation may be required. The Grounds Maintenance Technician should be comfortable working outdoors in varying weather conditions and performing physically demanding tasks throughout the workday.
