Monday-Friday, 8:00 AM-5:00 PM Position Summary The Groundskeeper is responsible for maintaining the condition and functionality of a multi-family residential community's grounds and common areas. This role helps ensure the property is clean, safe, and well-maintained for tenants and prospective tenants. Technical Knowledge Perform well under pressure and applies problem-solving skills. Knowledge of the safe handling, storage, application, and disposal of chemicals used in property maintenance and basic repair of sidewalks, curbs, patios, and retaining walls; reporting irrigation, pest, or structural issues to maintenance or management; completing basic logs and inspection reports; power washing surfaces such as concrete or siding; and proper use of personal protective equipment (gloves, boots, ear and eye protection). Has a working knowledge of Microsoft Office Suite and standard office equipment (computers, phones, printers, etc.). Initiative Self-motivated with a desire to learn, willing to go above and beyond, and able to work well with minimal or no supervision. Key Responsibilities Perform regular property grounds maintenance, including trash clean-up, pet waste clean-up, weed clean-up, and minor landscaping. Pressure washing surfaces including but not limited to; concrete, and siding. Process minor work orders for repairs in occupied units. Perform minor repair tasks in vacant units to prepare them for move-in. Support and contribute positively to the community team. Demonstrate strong oral and written communication skills. Maintain a positive, professional attitude. Consistently follow and apply community policies. Always represent the company professionally. Perform additional duties as assigned. Physical Requirements Ability to move a stackable washer/dryer with assistance and appropriate safety gear. Ability to work in indoor and outdoor locations under a variety of weather conditions including performing snow and ice removal to maintain safe access throughout the property. Ability to walk the property on a regular basis, including stairs and hallways. Ability to walk, stand, sit, stoop, kneel, crouch, and climb stairs for an extended period of time. Ability to work on short notice based on business need. Ability to safely lift and carry 50 pounds or more, operate maintenance equipment, and use required personal protective equipment (PPE) in accordance with company safety policies. Ability to independently climb onto and off of equipment and trailers safely. Ability to tolerate the exposure to dust, grease, noise, and other typical maintenance shop conditions. Specific vision abilities required by this position include close vision for monitoring equipment controls and gauges, distance vision for navigating machinery safely, and the ability to detect visual signals, hazards, and obstacles in the work environment. Must possess adequate auditory ability to monitor equipment sounds and respond to alarms. Qualifications Maintenance/Grounds experience in residential/multi-family properties or a similar setting. Pool certification preferred; educational opportunities are available for the right candidate. Customer service experience a plus. Knowledge of tools, common appliances, and devices. Valid driver's license required. Reliable transportation with sufficient automobile insurance. Proficiency with Microsoft Office Suite and general office equipment. Proficiency in both verbal and written English communication.
