Full-Time Position Overview:

We are seeking a reliable and detail-oriented Grounds Technician to help maintain the cleanliness, safety, and overall appearance of our residential community. This role involves daily property walks, light maintenance, trash removal, and upkeep of amenities to ensure a high-quality living environment for residents.

Key Responsibilities:

Daily Duties:

Conduct full-property inspections, including roadside frontage, building exteriors, parking areas, and common grounds Pick up trash, cigarette butts, and debris; identify and report hazards or maintenance concerns Clean and maintain all amenity areas, including: Clubhouse (interior and exterior) Pool, patio, and fire pit areas Fitness center (interior and exterior) Empty trash receptacles and restock paper supplies in amenity buildings Inspect and tidy outdoor furniture, ensuring proper arrangement and safety during weather changes Walk all residential and commercial building interiors and exteriors to: Identify maintenance issues, safety hazards, or lease violations Check for burned-out lights, damage, cleanliness, pests, or biohazards Service pet waste stations (empty as needed and restock bags) Maintain dumpster enclosures, including trash pickup and coordination for bulk item disposal Inspect outdoor amenities such as walking trails, dog park, courts, beach, pier, and seating areas for cleanliness and safety Monitor and adjust flags, furniture, and cushions based on weather conditions Address minor issues immediately and create work orders for larger repairs

Weekly Duties:

Sweep entryways and remove cobwebs, bugs, and debris from light fixtures Inspect walking trails for hazards, overgrowth, and cleanliness Clean community grills Hose down boats and pier areas Inspect benches, picnic tables, fitness equipment, and pool furniture for damage or pest activity Ensure curb lines are clear of debris (coordinate with landscaping or perform as needed)

Qualifications:

Strong attention to detail and ability to work independently Ability to walk the property for extended periods and perform physical tasks Basic maintenance knowledge preferred Good communication skills for reporting issues and coordinating with team members Reliable and consistent work ethic
