Non-Exempt Position Summary The Groundskeeper/Porter is responsible for maintaining the cleanliness, appearance and overall curb appeal of the community. This position plays an important role in creating a welcoming environment for residents and prospects by ensuring the property's grounds, common areas, amenities and vacant apartment exteriors are clean, safe and well-maintained. The Groundskeeper/Porter also assists with minor maintenance tasks, apartment turns and other property needs as directed. Essential Job Responsibilities Responsibilities include, but are not limited to: Community Appearance Walk the property daily to remove litter, debris, pet waste and other refuse from the grounds and common areas, including dog parks and pet waste stations. Maintain the cleanliness and appearance of sidewalks, breezeways, stairwells, parking areas, landscaped areas, dumpster enclosures and other exterior common areas. Sweep and/or mop breezeways, stairwells, sidewalks and other common areas as needed. Pressure wash sidewalks, breezeways, stairwells and other exterior areas as needed. Empty trash receptacles throughout the community and maintain clean and orderly trash and dumpster areas. Clean and maintain pool and amenity areas, including tables, chairs and trash receptacles. Clean common-area restrooms and restock supplies in common and amenity areas, including paper products, gym wipes and other supplies. Assist in maintaining an attractive first impression and curb appeal at all times. Report any conditions that negatively impact the appearance or safety of the community. Apartment Turn Support Remove trash and abandoned belongings from vacant apartments prior to the make-ready process. Clean and organize storage areas, maintenance shops and other designated workspaces. Assist the maintenance team with apartment turns, including light cleaning and preparation as assigned. Property Maintenance Support Complete minor maintenance and service tasks as assigned. Inspect amenities, gates, fencing and common areas for cleanliness, damage or safety concerns. Perform minor pest-control-related tasks within the scope of the position and report conditions requiring additional treatment or an outside vendor to the supervisor. Assist with seasonal property projects, preventive maintenance activities and special community events as needed. Resident Service Interact professionally and courteously with residents, guests, vendors and coworkers. Respond to resident concerns promptly by either addressing the issue within the scope of the position or notifying the appropriate team member. Distribute resident notices and communications as requested. Safety & Compliance Follow all company safety policies and OSHA requirements. Wear appropriate personal protective equipment (PPE) when required. Immediately report unsafe conditions, accidents, injuries or property damage. Safely operate hand tools, power equipment, cleaning equipment and other equipment required for the position.

Requirements:
Qualifications High school diploma or GED preferred. Previous groundskeeping, porter, janitorial, landscaping, maintenance, or apartment community experience preferred. Basic knowledge of cleaning equipment, hand tools, and property maintenance practices. Ability to follow written and verbal instructions. Strong customer service and communication skills. Ability to work independently while contributing to a team environment. Knowledge, Skills & Abilities The successful candidate will demonstrate the ability to: Maintain a clean, organized, and attractive community. Prioritize work and complete assignments efficiently. Identify maintenance and safety concerns. Work outdoors in varying weather conditions. Communicate professionally with residents and coworkers. This position regularly requires:
Walking the property for extended periods. Standing, bending, kneeling, crouching, climbing stairs, and reaching. Lifting and carrying up to 50 pounds. Operating hand tools, power equipment, and cleaning equipment. Working outdoors in varying weather conditions, including heat, cold, rain, and humidity. Work Environment The Groundskeeper/Porter primarily works outdoors and in common and amenity areas throughout the community and is regularly exposed to changing weather conditions, dirt, dust, landscaping materials, cleaning chemicals and moderate noise levels. Appropriate safety equipment and procedures must be followed at all times.
