Job Description

The Exterior Technician keeps the community's exterior, common areas, and amenities clean, safe, and photo-ready, owning curb appeal and exterior life-safety across Apple Mountain Residences.
WHAT YOU'LL DO
Walk the grounds daily: remove litter and debris; keep breezeways, stairwells, entries, and parking areas clean Power-wash sidewalks, breezeways, building exteriors, and amenity areas Perform exterior paint, caulk, and minor carpentry (trim, fascia, doors, fencing, gates) Inspect and maintain railings and balconies to code (42" height / 4" sphere rule), decks, and stairs Maintain exterior and common-area lighting; replace bulbs and fixtures and report outages Keep the pool and amenity areas up and safe; verify pool fencing and self-latching gates Maintain signage, mailboxes, pet stations, and amenity furnishings Support landscaping and seasonal work (leaf, storm cleanup, ice); coordinate the landscape vendor Maintain trash/valet and dumpster areas; report larger repairs and life-safety issues promptly
WHAT WE'RE LOOKING FOR
1+ year of grounds, facilities, or exterior maintenance experience preferred Handy with power-washing, painting, basic carpentry, and general repairs An eye for curb appeal and a safety-first mindset Valid driver's license; able to work weekends and participate in an on-call rotation CPO (pool operator) certification a plus
PHYSICAL REQUIREMENTS
Able to lift 50+ lbs, climb ladders, and work outdoors in all weather including heat; physically active for the full shift.
Pay:
$15-18/hour depending on experience. Reports to Clint Kram, Maintenance Supervisor. Full-time, weekend availability and on-call rotation.
Pay:
$15.00 - $18.00 per hour
