This job requires the employee to perform tasks that inspect and maintain the company buildings and grounds. The employee must be physically able to lift up to 50 pounds. It is part of the essential functions of the job that the maintenance worker will be able to climb onto ladders, bending, crouching and reaching activities and accessing confined areas. The employee must be able to work alone, with others, and around others. There will be inside and outside work in all weather conditions and extended days in certain circumstances. The employee will work around noise, mechanical and electrical equipment, high places, and be exposed to dust, dirt and fumes. 1) Diagnose and make routine repairs and service as directed by the department supervisor or lead person. 2) Computer knowledge with the ability to use e-mail and enter work orders into the online maintenance system. 3) Complete work in the following assigned areas - painting and finish work, carpentry, residential grade plumbing, 110V/220V electrical, general maintenance and repair, HVAC, and landscaping. 4) Answer a call or work order, assess the situation, assemble necessary tools and materials, and complete tasks with or without consultation 5) Keep work area and vehicles clean and organized. 6) Maintain materials and supplies in appropriate order and return unused items to stock. 7) Ensure safety of customers and employees while performing maintenance. 8) Required to wear appropriate PPE for each task which includes steel-toed shoes, gloves, eye protection, hearing protection, hard hat, and hi-vis clothing 9) Communicate effectively and respectfully with vendors, contractors, tenants, coworkers, and the public.
