Job Overview We are seeking a dedicated and energetic Grounds Porter to maintain the beauty, safety, and functionality of our outdoor spaces. This role is responsible for maintaining the cleanliness, appearance, and overall condition of the two Oklahoma City apartment communities. This position plays an important role in creating a clean, safe, and welcoming environment for residents and visitors while providing support to the maintenance team with daily operations, weekly services, and special projects. Responsibilities Pick up trash and debris throughout the grounds of both apartment communities on a daily basis. Maintain the cleanliness of parking lots, sidewalks, breezeways, common areas, dumpster enclosures, and other exterior spaces. Inspect both properties each day and report any maintenance issues, safety hazards, vandalism, or lease violations to management. Post resident notices, flyers, and other community communications as directed. Assist the maintenance team with general maintenance tasks and work orders as assigned. Help prepare vacant apartments for new residents by assisting with cleaning, trash removal, and light make-ready tasks. Remove cobwebs, sweep breezeways, and keep entryways and common areas clean and presentable. Assist with moving supplies, equipment, and materials between properties as needed. Help maintain the organization and cleanliness of maintenance shops and storage areas. Support seasonal property needs such as leaf removal, light snow or ice treatment (if applicable), and storm clean-up. Provide weekly lawn mowing services for participating residents at MacArthur Park Townhomes as part of the property's optional resident lawn care program. Mow, edge, and clean up assigned yards to ensure they are neat and well maintained. Assist with community events, property inspections, and other special projects as assigned. Perform any other duties assigned by the Property Manager or Maintenance Supervisor to support the operation and appearance of both communities. Skills Valid driver's license and reliable transportation required. Must have a personal smartphone for communication and job-related purposes. Ability to work independently and efficiently. Strong attention to detail and reliability. Ability to climb stairs, lift up to 50 pounds and perform physical work, including walking, bending, lifting, and standing for extended periods. Ability to operate basic lawn care equipment, including push and riding lawn mowers, string trimmers, and blowers, safely and effectively. Good communication skills and a positive, team-oriented attitude. Previous apartment maintenance, porter, or groundskeeping experience is preferred, but not required. Work Environment This position requires working outdoors in various weather conditions while traveling between two apartment communities. Must be comfortable performing physical labor, operating lawn care equipment, and maintaining a professional appearance and attitude while interacting with residents and staff. Performance Expectations Independent contractor's performance will be evaluated based on the following: Maintains clean, safe, and attractive grounds at both apartment communities through consistent daily upkeep. Completes assigned duties—including trash removal, property inspections, lawn mowing, maintenance assistance, and special projects—in a timely and quality manner. Demonstrates reliability through consistent attendance, punctuality, and effective time management. Reports maintenance issues, safety concerns, and property violations promptly and accurately. Maintains a professional attitude while working safely and providing courteous service to residents, coworkers, and management. Takes initiative by identifying property needs and completing tasks with minimal supervision. Pay:

$12.00 - $15.00 per hour Expected hours: No more than 25.0 per week
