40 hours paid, after 1 year of employment, for full-time employees Job Summary The Groundskeeper / Common Area Maintenance Worker is responsible for the appearance, cleanliness, and general upkeep of the common areas of a commercial office park. This position focuses on exterior maintenance only and does not include maintenance or repair work inside buildings. Duties include maintaining roads, sidewalks, parking areas, landscaped areas, and other shared exterior spaces in a safe, clean, and professional condition. Essential Duties and Responsibilities Mow grass, trim weeds, edge sidewalks, and maintain landscaped and grassy common areas. Pick up litter and remove debris from roads, sidewalks, parking lots, curbs, and other common areas. Sweep, blow, and otherwise clean sidewalks, entry areas, and exterior paved surfaces. Monitor the office park for exterior maintenance issues and report hazards, damage, or needed repairs. Perform minor exterior maintenance tasks such as replacing signs, painting curbs, clearing drains, patching minor surface issues, or similar common area upkeep tasks. Assist with seasonal grounds work, including leaf removal, storm cleanup, and preparation of common areas for changing weather conditions. Help maintain safe conditions during inclement weather, including snow and ice removal from sidewalks and other designated common areas, as assigned. Operate and maintain basic groundskeeping equipment such as mowers, trimmers, blowers, shovels, hand tools, and similar equipment. Maintain equipment and tools in good working order and report repair needs promptly. Follow all workplace safety rules and use appropriate protective equipment. Perform other common area maintenance and groundskeeping duties as assigned. Work Environment This position involves regular outdoor work in varying weather conditions, including heat, cold, rain, and snow. The employee will be expected to work around vehicle traffic, sidewalks, parking areas, and landscaped grounds throughout the office park. Physical Requirements Ability to stand and walk for extended periods. Ability to bend, stoop, kneel, lift, and carry materials and equipment. Ability to lift at least 50 pounds. Ability to safely operate groundskeeping tools and equipment. Ability to work outdoors in all seasons and weather conditions. Qualifications High school diploma or GED preferred, but not required. Prior groundskeeping, landscaping, outdoor maintenance, or property maintenance experience preferred. Ability to work independently and follow instructions. Dependable attendance and punctuality required. Valid driver's license preferred. Ability to interact professionally with tenants, vendors, visitors, and management. Employment Terms This is a full-time, hourly position paying TBD . Employment is at will , which means either the employer or the employee may terminate the employment relationship at any time, with or without cause or notice, subject to applicable law.
