Apartment Maintenance Technician

Overview We are seeking a dedicated Apartment Maintenance Technician to join our dynamic property management team. In this role, you will be responsible for maintaining the functionality, safety, and aesthetic appeal of residential apartment communities. Your expertise will ensure that residents enjoy a comfortable living environment while supporting the overall operational efficiency of the property. The ideal candidate is proactive, detail-oriented, and possesses a broad skill set in facilities maintenance and repair. Duties Perform routine inspections and preventative maintenance on plumbing, electrical systems, HVAC units, and appliances to ensure optimal operation. Conduct repairs and troubleshooting using schematics, electrical testing tools such as ohmmeters, and mechanical knowledge. Execute residential painting, drywall repairs, carpentry, and welding tasks to maintain property aesthetics and structural integrity. Utilize CMMS (Computerized Maintenance Management System) software to document work orders, track maintenance activities, and schedule future tasks. Oversee small projects including upgrades or installations of programmable logic controllers (PLCs) and other facility equipment. Supervise or assist with subcontractors during specialized repairs or renovations, ensuring quality standards are met. Maintain safety protocols and ensure compliance with all relevant codes and regulations. Provide excellent customer service by addressing resident maintenance requests promptly and professionally. Support facilities maintenance operations in manufacturing or similar environments when required. Lead or assist in training junior team members to enhance their technical skills and knowledge. Requirements Proven experience in facilities maintenance within residential or commercial properties; supervisory experience is preferred. Strong mechanical knowledge complemented by electrical experience and familiarity with schematics. Proficiency in welding, residential painting, and general carpentry tasks. Knowledge of programmable logic controllers (PLCs) and ability to interpret technical diagrams. Experience with CMMS software for work order management. Ability to use testing tools such as ohmmeters effectively for troubleshooting electrical issues. Excellent communication skills in English to coordinate with residents, vendors, and team members. Demonstrated leadership capabilities with a focus on team supervision and project oversight. Familiarity with manufacturing environments or large-scale facilities maintenance is advantageous. Basic understanding of schematics related to electrical systems and mechanical components.
