Job description: Maintenance Technician ISM Management has an immediate opening for a full-time Maintenance Technician for our fast-paced, professionally managed apartment community in Napa, CA. This position will report to the Property Manager. ISM Management is a dynamic professional property management firm with regional offices in Northern California, Nevada, and Tennessee. MAINTENANCE TECHNICIAN
APARTMENTS
Job Summary Maintains efficient operations and upkeep of the property buildings and grounds in a supportive role. Primary Duties and Responsibilities Include the following, but are not limited to those listed below. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel. Responsible for the daily repair and upkeep of the property buildings and grounds which includes cleaning and removing of trash. Cleans grounds and removes litter on a daily basis. Spreads salt on public passageways to prevent ice buildup. Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or management company. Responsible for maintaining the property uniform (if required) and ensuring a professional appearance and attitude at all times. Responsible for cleaning work area, tools and equipment. Responsible for the preparation of vacant units for occupancy. Responsible for timely response to service requests, make-readies, etc. Must be available for assignments for unrestricted on-call. Responsible for courteous, efficient response at all times. Must be aware of and operate within OSHA and EPA standards and company safety policies at all times. Responsible for following company policies and procedures. Responsible for reporting any unusual or extraordinary circumstances regarding the residents or the property; Required to report all property damage to management immediately. Qualifications One year related experience and/or training or equivalent combination of education and experience is required. Candidate must be able to apply common sense and understanding in certain situations. Must have ability to deal with problems involving a few concrete variables in standardized situations. Must have the ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume and distance. Must be able to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and document incidents is essential. Ability to speak effectively to residents, employees and vendors. While performing this job the employee is required to walk frequently and regularly and be exposed to outside weather conditions. The employee must occasionally lift and/or move up to 10 pounds and, on rare occasions, move over 50 pounds. The employee is also occasionally exposed to moving mechanical parts; high, precarious places; fumes or airborne particles, toxic or caustic chemicals; and risk of electric shock. All employees are required to use their personnel vehicle for work related efforts. Requires possession of a valid Driver's License with proof of automobile insurance.
ESSENTIAL JOB FUNCTIONS
  • Reliable personal transportation, a valid driver's license and current proof of auto insurance required.
  • Must be available for assignments for unrestricted on-call.
  • Two years related experience and/or training or equivalent combination of education and experience.
  • Frequent walking, bending, and climbing stairs; Regular exposure to outside weather conditions.
  • Ability to lift and/or move up to 25 pounds, and on occasions, more than 50 pounds.
  • Heating, ventilation, and air conditioning (HVAC) certification is strongly recommended for this position but is not required.
