Job Description

Clay Hill Management is a property management and renovation company based in Johnson, Vermont but we also manage properties in Burlington and Richford, Vermont. For the past 17 years we have been repairing and renovating residential apartments, upgrading and tiling bathrooms and kitchens, adding units to existing buildings and managing over 80 residential units. Our priority is to provide welcoming and affordable living environments for our tenants by making efficient and low cost, but aesthetic choices that pay close attention to detail. Since we are now looking to expand into working for other clients, we would like to start working with someone who could play an important role in our client facing activities, while benefitting from our administrative systems that we already have in place. We are seeking an experienced builder and operational partner to lead property maintenance, capital improvements, and help launch/expand our client-facing renovation business. This is a dynamic role designed for a skilled craftsman who brings both hands-on trade expertise and a business-minded approach to efficiency.
What We're Looking For High-Level Carpentry & Building Skills:
Extensive experience in framing, finish carpentry, remodeling, and general building systems. You will lead client renovation projects and handle major property improvements.
Operational Efficiency & Delegation:
For highly experienced candidates, we encourage a strategic approach to time management. When it makes financial sense, you will have the flexibility to contract out lower-skilled or routine tasks (e.g., lawn mowing, snow plowing, basic painting, plastering, or turnover prep) so you can focus on high-value building and client project execution.
Business Growth Mindset:
Help us streamline property operations, maintain high standards across our portfolio, and participate directly in building out our external renovation services for new clients.
Routine & Seasonal Property Maintenance:
Oversee general repairs, equipment coordination, and seasonal readiness across all buildings. Key Qualifications 5+ years of experience as a Lead Carpenter, General Contractor, or Senior Maintenance Manager. Deep knowledge of residential construction trades, materials, and repair strategies. Strong project management, budgeting, and trade coordination skills. Ability to work independently, manage task priority, and oversee subcontracted help when applicable. Valid driver's license and reliable transportation (truck preferred).
Position Details & Compensation Options Job Type & Hours:
Full-time. Initial guaranteed full-time hours will be split between major project work in Richford, VT, and regular property maintenance in Johnson, VT.
Career Advancement & Relocation:
Opportunity to transition into a dedicated, pure renovation and roofing role in the Upper Valley area as client operations expand, with potential relocation assistance available for qualified candidates.
Competitive Base Rate:
$30-$38+/hour (commensurate with trade experience and operational capabilities).
Project Profit-Sharing:
Earn a percentage-based margin bonus on external client renovation projects completed on time and under budget.
Operational Cost-Savings Bonuses:
Receive quarterly performance bonuses for identifying workflow efficiencies, negotiating better sub-contractor rates, and reducing overall property maintenance expenses.
Client Onboarding & Growth Incentives:
Earn direct finder's fees or project commissions for bringing in new renovation clients or helping convert inquiries into active contracts.
