The ideal candidate will have strong experience managing self-performing construction operations involving sitework, concrete, masonry, utilities, earthwork, and paving . This is a hands-on position requiring strong knowledge of field operations, cost control, purchasing, scheduling, change orders, billing, and coordination with clients, field personnel, subcontractors, and vendors. Key Responsibilities Manage multiple projects from project handoff through completion and closeout. Review contracts, estimates, proposals, drawings, specifications, scopes, inclusions, and exclusions. Establish and maintain project budgets and monitor costs, labor, materials, equipment, and overall profitability. Develop and maintain project schedules, including manpower, equipment, material deliveries, subcontractors, and sequencing. Coordinate directly with superintendents, foremen, and field crews. Manage purchasing and procurement of project materials and equipment. Solicit, review, negotiate, and award subcontractor and supplier scopes. Identify scope changes and prepare, track, negotiate, and close out change orders. Prepare and manage RFIs, submittals, shop drawings, and project documentation. Manage project billing, including schedule of values, AIA billing, change-order billing, and payment tracking . Review job costs and compare actual performance against project budgets. Coordinate manpower, materials, equipment, trucking, subcontractors, and field operations. Attend project meetings and communicate with owners, general contractors, architects, engineers, and subcontractors. Coordinate inspections, testing, survey requirements, and other project-related activities. Maintain accurate and current project information in Procore or other construction management software . Review subcontractor and vendor invoices against approved contracts, purchase orders, and completed work. Proactively identify field conflicts, schedule impacts, cost exposure, and potential change-order opportunities. Manage punch lists, closeout documentation, warranties, and final project completion. Construction Experience Candidates should have strong working knowledge of sitework, concrete, masonry, utilities, and paving , including general familiarity with: Excavation, grading, drainage, underground utilities, and site improvements. Foundations, walls, slabs, reinforcing, formwork, curbs, sidewalks, and concrete paving. CMU, brick, stone, veneer, and related masonry construction. Asphalt paving, milling, pavement repairs, base preparation, and striping. Coordination of manpower, equipment, trucking, materials, subcontractors, and field production. Qualifications Minimum 7 years of construction project management experience . Strong background in sitework, concrete, masonry, paving, or heavy civil construction . Experience managing self-performed construction operations strongly preferred. Ability to read and understand civil, structural, and architectural drawings. Strong background of submittals and tracking Purchasing Strong understanding of project budgets, cost tracking, billing, purchasing, scheduling, and change orders. Proficient with Procore or similar construction management software, Bluebeam, and Excel . Ability to manage multiple active projects simultaneously. Strong understanding of manpower, equipment, material, and production requirements. Excellent communication, organization, leadership, and problem-solving skills. Ability to work directly with field personnel and make timely project decisions. Valid driver's license and ability to visit project sites throughout New Jersey and the surrounding area.
