Job Summary EBSCO Real Estate seeks an experienced Construction Manager to oversee the planning, execution, and delivery of multifamily and mixed-use development projects, acting as EBSCO's in-house representative and protecting the company's long-term investment interests. This role requires rigorous oversight of development partners, deep technical judgment, proactive risk identification, and a commitment to delivering durable, high-quality assets intended for long-term ownership. • -Review conceptual designs, site plans, massing, and program proposals for alignment with long-term ownership goals.
• Evaluate unit layouts, amenity packages, building systems, and lifecycle efficiency.
• Conduct technical reviews of architectural and engineering documents at each milestone (SD, DD, CD).
• Scrutinize predevelopment budgets, cost estimates, and validate assumptions for hard/soft costs, contingencies, and allowances.
• Review development schedules, procurement strategies, and permitting pathways; flag schedule risks and assist in mitigation.

• -Conduct regular site visits to monitor progress, quality, and adherence to plans/specifications.
• Evaluate structural work, MEP installations, building envelope, finishes, and site improvements.
• Review change orders, budget revisions, and use of contingency; advocate for quality and long-term performance.

• -Oversee punch list creation/completion, commissioning, and certificate of occupancy milestones.
• Ensure delivery of as-built drawings, O&M manuals, warranties, and property management training.

• -5•10 + years' experience in construction management, real estate development, or owner's representation (multifamily/mixed-use preferred).

• -Bachelor's degree in construction management, engineering, architecture, or related field (master's preferred).
• Strong technical understanding of ground-up construction, building systems, QA/QC, and design coordination.
• Proven experience managing budgets, schedules, contracts, and construction documentation.
