Job Description

Position Overview We are seeking an experienced Commercial Construction Project Manager to oversee projects from initial estimating and bidding through construction and final closeout. The ideal candidate will have a strong understanding of commercial construction, including quantity takeoffs, cost estimating, subcontractor bidding, scheduling, budgeting, contract administration, and project coordination. This position requires someone who is organized, detail-oriented, comfortable managing multiple priorities, and capable of maintaining strong working relationships with owners, architects, engineers, subcontractors, suppliers, and field personnel. Primary Responsibilities Review construction drawings, specifications, addenda, and other bid documents. Perform detailed material and quantity takeoffs for commercial construction projects. Prepare conceptual estimates, preliminary budgets, competitive bids, and detailed project proposals. Develop scopes of work and identify exclusions, clarifications, allowances, and potential project risks. Solicit, review, and compare subcontractor and supplier proposals. Identify scope gaps and ensure subcontractor bids provide complete coverage of the project documents. Assist with subcontractor selection, contract negotiations, purchase orders, and subcontract agreements. Develop and maintain project budgets, cost projections, schedules, and procurement logs. Coordinate project activities with owners, architects, engineers, superintendents, subcontractors, and suppliers. Manage RFIs, submittals, change orders, payment applications, meeting documentation, and project correspondence. Monitor project costs and schedules and address potential issues before they negatively affect the project. Conduct project meetings and communicate progress, concerns, and upcoming requirements to the appropriate parties. Coordinate with field personnel to ensure work is completed safely, efficiently, and in accordance with plans and specifications. Review subcontractor payment applications, change-order requests, invoices, and supporting documentation. Assist with value engineering and constructability reviews. Maintain accurate and organized project records throughout the life of each project. Manage punch-list completion, closeout documentation, warranties, and final project turnover. Maintain positive relationships with clients, design professionals, subcontractors, suppliers, and other industry partners. Required Qualifications Minimum of 5 years of commercial construction experience in project management, estimating, preconstruction, or a related role. Demonstrated experience performing construction takeoffs and preparing detailed cost estimates. Experience managing the bidding process, including soliciting subcontractor proposals and completing bid comparisons. Strong ability to read and interpret architectural, civil, structural, mechanical, electrical, and plumbing drawings. Working knowledge of commercial construction methods, materials, sequencing, and building systems. Experience managing project budgets, schedules, subcontractors, change orders, and project documentation. Strong mathematical, analytical, organizational, and problem-solving skills. Ability to manage multiple projects, estimates, deadlines, and competing priorities. Excellent written and verbal communication skills. Proficiency with Microsoft Excel, Word, Outlook, and other standard business software. Valid driver's license and ability to travel to project sites as required. Preferred Qualifications Experience using Bluebeam Revu for digital takeoffs, measurements, plan review, and document markups. Experience managing projects from preconstruction through final completion. Experience with negotiated, design-build, lump-sum, cost-plus, and guaranteed maximum price projects. Established relationships with commercial subcontractors and suppliers in the local market. Ideal Candidate The successful candidate will be proactive, accountable, and comfortable taking ownership of projects. This person should be able to move between estimating and active project management responsibilities while maintaining accuracy, professionalism, and clear communication. The ideal candidate understands that successful project management requires more than tracking paperwork. It requires anticipating problems, protecting the project budget and schedule, supporting field personnel, communicating effectively, and maintaining strong client and subcontractor relationships.

$65,000.00 - $100,000.00 per year
