PROJECT SUPERINTENDENT

SUMMARY OBJECTIVE
: Manage production and project-related office administration in a safe efficient, professional manner to ensure the timely delivery of homes within established quality and budget parameters. In terms of job cleanliness, attitude and attire, Project Superintendent should view themselves as an extension of the Corporate Office and set an example for those with whom they work.
RESPONSIBILITIES INCLUDE
:
- Manage Land Development schedule in coordination with Senior Project Manager
- Monitor site grading and earthwork
- Monitor storm drain, sewer, and water utility installations
- Monitor street improvements
- Monitor erosion control processes
- Prepare Onsite, Offsite and Model Schedule
- Review Contracts to Familiarize with Included Items
- Monitor Work to Assure Conformance with Contracts
- Coordinate Purchase Orders, Change Orders and Back Charges in accordance with Established Corporate Procedures and budgets.
- Approve Invoices in Accordance with Establisher Corporate Procedures, including Field Measurement of all quantity driven contracts.
- Monitor Use of Laborers and Assistants (Training Program)
- Walk and inspect all homes daily geniting defect lists per home and submitting to subcontractors for correction
- Trade communication to be emailed to trades with phone conversation follow up for all schedules and defect notifications.
- Monitor Onsite and Offsite Production to Assure Compliance with Established Quality Standards and Quality Inspection Program... Implement Zero Tolerance Quality Program and schedule.
- Anticipate and solve problems before they occur.
- Coordinate Communication and Cooperation among Subcontractors to ensure Timely Production and Elimination of Back Charges
- Schedule and Maintain Weekly Forman's Meetings, and Safety Meetings.
- Schedule and Maintain Pre-job meeting for each phase of construction.
- Maintain Redline As-Built Plans for all Onsite and Offsite Production for Presentation at Post Job Meeting.
- Maintain job lot files with all third-party inspection forms and quality inspection lists
- Maintain Trailer in a Clean, Organized, Office-like manner.
- Maintain Job site in a Clean Manner to Assure Efficiency and Safety. Conduct Safety meetings and maintain/implement job safety standards.
- Maintain Clear, Clean Access to Model Complex and parking at all Times
- Coordinate Buyer Walks Schedule with Project Management and Sales Coordinator.
- Coordinate timing of ordering, cut-offs and installation of Carpet, Upgrades, and/or Options with Sales Counselors.
- Communicate in person with Sales weekly re: jobsite, schedules, options, etc.
- Develop Clear Training Programs for Assistant Superintendents, Field Laborers and Buyer Service Representatives.
- Maintain NPDES file and Erosion Control Plan
- Field measure all quantity-based trades (see Field Measurement Form) prior to approving invoices.
- Execute home construction in a maximum of 80 days(per Preapproved building Cycle time) while maintaining O/O quality.
- Anticipate and solve problems before they occur.
- Accelerate bond exoneration
- Greet homeowners at orientation- provide "Buyer Friendly" atmosphere on jobsite.
- Create Buyer-friendly culture on job site.
- Constant coordination and communication with Project Manager
- Train assistants and Buyer Service staff to advance in knowledge and position.
- Oversee Buyer Service items on jobsite.
- Update construction schedule daily.
- Address Vertex 3rd party review items within 7 days.
- Inventory control at jobsites.
- Establish relationship with local government inspection staff.
- Provide incident reports to HR for all incidents.
- Minimize, monitor, and negotiate costs for all extras.
- See Procedures Manual for job description procedures for field measures and grading quantity calcs.
- Performs other assignments as required.
REQUIRED QUALIFICATIONS
:
RESIDENTIAL
Construction Superintendent experience
- Three to five years of land development experience including civil construction and site development
- Experience with Off-Site production
- High School Diploma or equivalent
- Valid driver's license w/ clean

Frequently stand and walk throughout active construction sites, including uneven, unfinished, muddy, or changing surfaces. May walk significant distances throughout the workday.
Climbing :
Frequently climb stairs, ladders, and other approved access points to inspect homes, structures, and construction activities.
Bending, Stooping, Kneeling and Crouching :
Frequently bend, stoop, kneel, crouch, crawl, and reach to inspect construction work and evaluate jobsite conditions.
Lifting and Carrying :
Occasionally lift and carry construction-related materials, tools, equipment, samples, or other items weighing up to 50 pounds.
Pushing and Pulling :
Occasionally push or pull materials, tools, equipment, doors, gates, or other construction-related items.
Reaching and Handling :
Frequently reach with hands and arms and use hands to handle documents, plans, tools, mobile devices, measuring devices, and other equipment.
Vision and Hearing :
Must have sufficient vision to inspect construction workmanship, read plans and specifications, identify safety hazards, and observe jobsite activities. Must be able to hear and communicate effectively in an active construction environment.
Driving :
May be required to operate a company or personal vehicle to travel between construction sites, offices, meetings, and other locations.
Physical Activity :
Must be able to safely perform the physical activities associated with routinely monitoring and inspecting residential construction sites.
WORK ENVIRONMENT
The work environment characteristics described below are representative of those encountered while performing the essential functions of this position. Work is performed primarily on active residential construction sites , with additional time spent in an office environment. Regular exposure to outdoor weather conditions , including heat, cold, wind, rain, sun, and varying weather conditions. Work may involve exposure to dust, dirt, mud, concrete, wood products, construction debris, odors, fumes, and other typical construction materials . Regular exposure to construction-related noise , including power tools, heavy equipment, vehicles, machinery, and other jobsite activities. Work may require entering unfinished homes, garages, crawl spaces, attics, basements, and other partially completed or confined areas . May work at elevated locations and around ladders, stairs, scaffolding, open floor areas, excavations, and other changing jobsite conditions . Regularly works in proximity to subcontractors, construction workers, delivery vehicles, heavy equipment, and moving machinery . Must comply with all applicable company safety policies, jobsite safety requirements, and required personal protective equipment (PPE) . Work environment may change frequently as construction progresses and may require the Superintendent to adapt to varying site conditions. May be required to work extended hours, weekends, or varying schedules based on construction schedules, inspections, deadlines, weather conditions, or business needs. Work requires the ability to maintain awareness of surroundings and exercise appropriate caution while working in an active construction environment.

Pay:
$110,000.00 - $130,000.00 per year
