The Superintendent is responsible for the successful day-to-day field execution of the project, ensuring work is completed safely, efficiently, on schedule, within established project requirements, and in accordance with plans, specifications, applicable codes, company standards, and customer expectations. The Superintendent serves as the primary on-site leader and coordinates employees, subcontractors, vendors, materials, equipment, inspections, site logistics, safety, quality control, and project documentation. This position works closely with the Project Manager and other company leadership to identify and resolve issues that may affect project cost, schedule, quality, safety, or successful completion. The Superintendent is expected to maintain a consistent presence on the jobsite, provide clear leadership and direction, hold employees and subcontractors accountable, and promote a professional, respectful, safe, organized, and productive work environment. Essential Duties and Responsibilities Project & Jobsite Management Provide daily on-site leadership, management, supervision, and coordination of assigned construction projects. Develop a thorough understanding of project plans, specifications, general and special conditions, addenda, subcontract requirements, bid documents, Requests for Information (RFIs), Estimating, Bid Summary and other project documentation. Ensure construction activities are performed in accordance with approved plans, specifications, project requirements, applicable codes, and contractual obligations. Plan, organize, coordinate, and supervise daily field activities to maintain project schedules and established milestones. Coordinate with the Project Manager regarding project priorities, staffing, scheduling, budget considerations, resource allocation, and emerging project concerns. Identify problems or conditions that may affect schedule, budget, safety, quality, or project completion and promptly communicate those concerns to the Project Manager. Provide consistent follow-up on identified problems and ensure corrective actions are completed. Maintain a safe, clean, secure, organized, and professional job site. Ensure required on-site resources and facilities are available, including sanitation facilities, security fencing, handwashing stations, first-aid supplies, fire extinguishers, required postings, safety materials, and other project necessities. Complete or assist with material take-offs as required. Maintain awareness of project costs and seek cost-effective methods of completing work without compromising safety, quality, specifications, or project requirements. Maintain appropriate security and loss-control measures for the jobsite. Scheduling & Project Coordination Maintain and update the project three-week look-ahead schedule each week in coordination with the Project Manager and master CPM schedule. Coordinate employees, subcontractors, vendors, deliveries, equipment, inspections, and other resources to maintain the project schedule. Evaluate manpower requirements and communicate current and anticipated staffing needs to management. Coordinate work sequencing among trades to maximize productivity and minimize conflicts and delays. Anticipate scheduling conflicts, material shortages, equipment needs, inspection requirements, and other potential delays. Promptly communicate delays or schedule concerns to the Project Manager and assist in developing recovery plans when necessary. Participate in project meetings, scheduling meetings, preconstruction meetings, and other meetings as required. Attend required weekly Superintendent meetings. Subcontractor & Vendor Management Coordinate and oversee subcontractor and vendor activities at the jobsite. Ensure subcontractors understand project expectations, schedule requirements, scope of work, safety requirements, and quality standards. Monitor subcontractor performance to ensure work is performed according to agreed scope, plans, specifications, schedule, and applicable requirements. Verify appropriate materials and construction methods are being used. Identify incomplete, deficient, or non-compliant work and require timely correction. Coordinate with the Project Manager regarding subcontractor performance or contractual concerns. Issue or assist with notices of non-compliance, including 48-hour notices, when appropriate and in accordance with company procedures. Maintain professional working relationships with subcontractors, vendors, inspectors, customers, and other project stakeholders. Field Leadership & Employee Supervision Provide clear direction, expectations, assignments, and priorities for on-site employees. Assign work based on project requirements, employee skills, available resources, and established schedules. Monitor employee productivity, quality of work, attendance, timekeeping, conduct, and compliance with company policies and procedures. Review and approve employee timekeeping information accurately and timely in accordance with company procedures. Coach, train, mentor, and develop field employees. Evaluate employee performance and provide timely feedback regarding expectations and areas requiring improvement. Hold employees accountable for established safety, quality, productivity, attendance, conduct, and performance expectations. Promptly identify and document employee performance, attendance, behavioral, or policy concerns. Partner with Human Resources and management regarding employee relations matters, investigations, complaints, corrective action, or other employment-related issues. Immediately escalate serious employee concerns, complaints, safety matters, or potential policy violations to Human Resources and appropriate management. Assist with staffing, recruiting, onboarding, training, and workforce planning as requested. Promote teamwork, accountability, respect, and professional communication among employees. Lead by example and demonstrate integrity, reliability, professionalism, and accountability. Be present, engaged and accessible. Meet or be under the projects budget for all self-performed work and if it appears there are issues with the budget discuss those early in the project so a plan can be developed to meet the budget. Safety & Loss Control Maintain a strong and visible safety presence on the jobsite. Promote and enforce the Company's safety policies, Injury and Illness Prevention Program (IIPP), project-specific safety requirements, OSHA requirements, and applicable safety regulations. Ensure employees and subcontractors understand and comply with established safety requirements. Conduct or participate in required safety meetings, toolbox talks, job hazard analyses, inspections, and training. Ensure appropriate Personal Protective Equipment (PPE) is available and properly used. Continuously monitor job-site conditions and employee work practices for potential hazards. Immediately address unsafe conditions or behaviors and exercise Stop Work Authority when conditions present an immediate safety concern. Immediately report workplace injuries, illnesses, incidents, near misses, property damage, vehicle accidents, and other safety concerns in accordance with company procedures. Participate in incident investigations, insurance inquiries, and corrective actions as required. Maintain a constant focus on loss prevention and protection of company property, equipment, materials, and project assets. Ensure company vehicles and equipment assigned to the project are maintained in safe operating condition and that repair or replacement needs are promptly reported. Quality Control & Inspections Maintain responsibility for jobsite quality control and ensure work meets project plans, specifications, codes, company standards, and customer expectations. Regularly inspect work in progress and completed work for quality and conformance. Identify deficiencies early and coordinate corrective action to minimize rework, delays, and additional costs. Maintain and manage project punch lists and ensure items are completed timely. Ensure As-Built plans are accurately updated each week. Coordinate required inspections with city, county, Division of the State Architect (DSA), or other applicable agencies and inspectors. Complete and maintain required inspection forms and supporting documentation. Protect completed work from damage throughout the construction process. Materials, Equipment & Site Resources Coordinate the procurement, delivery, storage, security, and appropriate use of project materials, supplies, tools, and equipment. Maintain appropriate on-site inventory and monitor material usage. Allocate equipment and resources to maximize effective and efficient utilization. Ensure tools and equipment are properly maintained and kept in safe working conditions. Promptly report equipment, vehicle, or material concerns that may affect project operations. Protect company and customer property from unnecessary damage, loss, or misuse. Participate in the management of capital assets assigned to the project. Documentation & Communication Maintain accurate, complete, and timely records of jobsite activity. Complete and submit required daily reports documenting manpower, work performed, subcontractor activity, deliveries, inspections, project progress, delays, safety matters, weather conditions, and significant jobsite events. Maintain accurate project photographs and supporting documentation as required. Ensure project reports and punch-list documentation are completed and submitted according to established timelines and appropriate internal cost codes. Maintain current As-Built drawings and other required field documentation. Promptly document and communicate conditions that may affect project scope, cost, schedule, safety, or quality. Identify potential change-order conditions and communicate them to the Project Manager before proceeding when appropriate. Assist with review and approval of invoices as assigned, ensuring appropriate internal accounting cost codes are used. Maintain regular communication with the Project Manager regarding project status, manpower, schedule, subcontractors, safety, quality, costs, and emerging concerns. Respond timely to business-related calls, emails, messages, and requests. Communicate professionally and effectively with employees, management, customers, subcontractors, vendors, inspectors, and other internal and external contacts. Leadership Expectations As a member of JTS Construction field leadership, the Construction Superintendent is expected to: Take ownership and accountability for the jobsite and project outcomes. Minimum Qualifications Education High School Diploma Experience Minimum of five (5) years of experience performing Commercial Construction Superintendent work or substantially similar construction management experience. Knowledge, Skills & Abilities Demonstrated experience supervising construction crews, subcontractors, vendors, and field operations. Strong knowledge of commercial construction methods, sequencing, materials, equipment, and jobsite operations. Ability to read and interpret construction plans, drawings, specifications, schedules, RFIs, subcontracts, and other project documentation. Working knowledge of construction scheduling and ability to manage three-week look-ahead schedules in conjunction with the master project schedule. Demonstrated ability to coordinate multiple trades and competing project priorities. Strong leadership, communication, organizational, decision-making, and problem-solving skills. Ability to professionally and effectively communicate verbally and in writing with employees and internal and external business contacts. Ability to establish priorities, meet deadlines, manage time effectively, and maintain accurate documentation. Computer proficiency, including working knowledge of Microsoft Office, Outlook, and applicable construction/project management technology. Experience with Division of the State Architect (DSA) projects. Experience with prevailing wage/public works requirements. OSHA 30 certification. First Aid/CPR certification. Experience with construction scheduling and project management software. Work Environment The Construction Superintendent primarily works at active construction jobsites and may regularly be exposed to: Outdoor weather conditions, including extreme heat, cold, rain, wind, direct sunlight, and occasional other inclement weather. Dust, dirt, noise, vibration, fumes, construction debris, and other conditions associated with active construction. Moving vehicles, construction equipment, machinery, and tools. Elevated work areas, ladders, scaffolding, trenches, and uneven walking surfaces. Construction-related hazards require strict compliance with safety procedures and appropriate use of PPE. The position requires regular travel to project locations and may require early mornings, extended workdays, weekends, overnight travel, or temporary assignments in various locations throughout California depending upon project requirements.
