This position will take ownership of estimating and preconstruction for large-scale multifamily developments from early conceptual budgeting through GMP and project turnover. The ideal candidate brings a strong multifamily estimating background and can lead budgets, subcontractor pricing, value engineering, and cost strategy while working closely with construction and project leadership. Key Responsibilities Lead preconstruction and estimating from conceptual design through GMP and project handoff Develop conceptual, schematic, design development, and final construction estimates Perform and oversee quantity takeoffs, cost analysis, and detailed project budgets Develop bid packages and scopes of work for subcontractors and vendors Solicit, level, and negotiate subcontractor proposals Lead value engineering and identify cost-saving opportunities throughout design Review drawings and specifications for constructability, scope gaps, and cost exposure Track market pricing, escalation, procurement, and overall project cost risk Maintain historical cost data and improve estimating standards and processes Partner with project leadership throughout preconstruction and transition into construction Requirements 10+ years of estimating and/or preconstruction experience Strong multifamily construction experience required Podium and Type III/V construction experience strongly preferred Experience developing conceptual, schematic, design development, and GMP estimates Strong subcontractor bidding, scope development, bid leveling, and negotiation experience Advanced understanding of construction costs, value engineering, and constructability Proficiency with Bluebeam, Excel, and construction estimating software Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred
