The company specializes in multifamily housing using an integrated design, manufacturing, and construction model, with projects ranging from smaller urban developments to 300-480+ unit communities. The ideal candidate has strong ground-up multifamily experience, with podium construction experience strongly preferred, and can independently run day-to-day field operations from site development through turnover. Key Responsibilities Lead daily field operations on ground-up multifamily construction projects Manage podium, concrete, structural, framing, building envelope, MEP, and finish scopes Coordinate subcontractors, vendors, field personnel, inspections, and material deliveries Develop and maintain look-ahead schedules, trade sequencing, and site logistics plans Coordinate podium construction and transition into vertical residential construction Manage subcontractor manpower and hold trades accountable to project schedules Review drawings, specifications, RFIs, submittals, and shop drawings Identify constructability issues and resolve field conflicts before impacting production Maintain quality control throughout structural, rough-in, and finish phases Lead jobsite safety and ensure compliance with company and OSHA requirements Coordinate closely with Project Managers, engineers, architects, and ownership Maintain daily reports, progress documentation, and field records Manage inspections, punch lists, turnover, and final project closeout Requirements 7+ years of Superintendent experience with a general contractor or multifamily builder Ground-up multifamily construction experience required Podium construction experience strongly preferred Experience building apartments, condominiums, affordable housing, or other multifamily residential projects Experience with large multifamily projects and complex vertical construction preferred Multifamily renovation experience is a plus Custom residential experience may be considered with strong ground-up construction experience Strong understanding of concrete, podium, framing, MEP, building envelope, interiors, and finishes Proven ability to manage subcontractors and drive construction schedules Ability to read and interpret architectural, structural, civil, and MEP drawings Strong understanding of inspections, quality control, sequencing, and site logistics Strong field leadership, communication, and problem-solving skills Preferred Experience Large-scale 200+ unit multifamily developments Podium and urban multifamily construction Modular or prefabricated multifamily construction Affordable/workforce housing Ground-up apartment communities Multifamily renovations and repositioning projects Compensation & Benefits Competitive salary based on experience Performance-based bonus potential Medical, dental, and vision insurance 401(k) Paid holidays and PTO Long-term career growth Opportunity to work on a growing pipeline of large-scale multifamily housing developments
