$175,000-$205,000 annually Position Overview Toltec Group LLC is seeking an experienced Senior Healthcare Construction Project Manager to join our Construction Management team and provide leadership for capital projects within an active hospital environment. The Senior Healthcare Construction Project Manager will serve as a senior member of the hospital's project delivery team, providing direct oversight of complex healthcare projects from strategic planning and programming through design, regulatory approval, procurement, construction, activation, and closeout. This position requires a seasoned healthcare construction professional who can independently lead complex projects, manage executive and clinical stakeholders, anticipate project risks, and provide strategic guidance related to cost, schedule, phasing, procurement, design, and construction. This is a primarily site-based position , with the Senior Project Manager expected to work at their assigned hospital approximately 4-5 days per week . Start and end times may be adjusted based on hospital and project requirements, experience, commute, and an agreed-upon work schedule. Key Responsibilities Lead complex healthcare capital projects from initial planning and programming through design, construction, activation, occupancy, and closeout. Serve as a senior client-facing representative and trusted advisor to hospital leadership and key project stakeholders. Establish project delivery strategies, scopes, budgets, schedules, procurement approaches, risk-management plans, and project governance. Lead coordination between hospital leadership, clinical departments, facilities, architects, engineers, contractors, consultants, vendors, and regulatory agencies. Facilitate executive, steering-committee, user-group, design, and construction meetings as required. Provide oversight of programming, design development, constructability, cost estimating, value engineering, phasing, and logistics planning. requirements where applicable . Develop and manage project budgets, forecasts, cash flow, contingency, commitments, and change exposure. Oversee procurement and contracting of architects, engineers, contractors, equipment vendors, and other project partners. Review and negotiate proposals, change orders, consultant amendments, contractor payment applications, and project claims. Evaluate project schedules, critical-path activities, procurement durations, shutdown requirements, and operational constraints. Develop mitigation strategies for risks affecting cost, schedule, quality, patient care, hospital operations, or regulatory compliance. Coordinate complex construction phasing, utility shutdowns, infection-control requirements, temporary conditions, activation, and occupied-space construction. Provide clear and concise project reporting to hospital leadership, including budget, schedule, risk, decision, and milestone reporting. Manage multiple concurrent projects or a portfolio of projects in varying stages of planning, design, and construction. Support and mentor Project Managers and other members of the project-management team. Assist with the development and implementation of project-management standards, controls, reporting procedures, and best practices. Lead project turnover, commissioning, occupancy, punch-list resolution, financial reconciliation, and project closeout. Qualifications 7-10+ years of healthcare construction and/or project management experience , with significant experience managing projects in acute-care hospital environments. Demonstrated experience independently managing complex healthcare projects through planning, design, construction, and closeout. Strong knowledge of healthcare design and construction processes and the operational requirements associated with construction in active hospitals. Experience managing HCAI/OSHPD-regulated projects strongly preferred . Demonstrated ability to manage sophisticated budgets, schedules, contracts, change management, procurement, and project risk. Experience coordinating hospital shutdowns, infection-control requirements, phased construction, temporary conditions, and work affecting clinical operations. Ability to review and provide meaningful direction regarding architectural, engineering, and construction documents. Strong leadership, negotiation, problem-solving, and decision-making capabilities. Exceptional client-facing communication skills and the ability to effectively communicate with executives, physicians, clinical leadership, facilities teams, consultants, contractors, and regulatory representatives. Demonstrated ability to manage multiple concurrent projects and competing priorities with limited oversight. Proficiency with Microsoft Office and commonly used construction/project-management platforms. Preferred Qualifications Bachelor's degree in Construction Management, Architecture, Engineering, or a related discipline; equivalent extensive healthcare construction experience will also be considered. CCM, PMP, LEED, licensed Architect/Engineer, or other applicable professional credential. Owner-representative or healthcare capital-program management experience. Experience managing complex projects involving operating rooms, imaging equipment, procedure spaces, laboratories, pharmacies, central plant/infrastructure, seismic upgrades, or other acute-care hospital improvements. Experience managing and mentoring junior project-management staff. Work Expectations This position is intended to function as an embedded member of the hospital's capital-project team. The successful candidate will be assigned primarily to a hospital campus in Burbank or Fullerton and should expect to be on-site approximately 4-5 days per week . Because construction within an operational hospital may require shutdowns, tie-ins, inspections, or other activities outside traditional working hours, occasional early-morning, evening, or weekend support will be required. Toltec supports reasonable flexibility in daily start and end times based on project responsibilities, experience, commute, hospital needs, and the employee's agreed-upon work schedule.
