$100,000•$145,000 per year Job Details•We are seeking a Project Manager II to lead residential construction projects from procurement through close-out while owning budget performance, schedules, subcontractor coordination, and customer experience. Responsibilities Manage projects end to end including procurement, pre-construction, scheduling, budgeting, construction oversight, and close-out Own project profit and loss, maintain schedules using Critical Path Method (CPM), and deliver projects on time and within budget Coordinate superintendents, foremen, subcontractors, vendors, architects, and engineers across multiple trades Lead customer communication with weekly updates, manage expectations, and resolve issues proactively Develop scopes of work, requests for proposal (RFP), requests for information (RFI), change orders, and contract documentation Oversee material procurement, vendor bids, permitting, inspections, and building code compliance Maintain digital project files, job logs, photos, and reporting in standardized systems Support crew leadership, set goals, maintain morale, and assist with performance feedback Monitor risk, insurance compliance, subcontractor agreements, and quality control across all projects Qualifications Four to six years of residential or light commercial construction project management experience Proven ownership of project budgets, forecasting, profit margins, and vendor cost control Experience reading architectural, structural, and mechanical, electrical, and plumbing (MEP) plans Strong contract, scope writing, and change order management skills Proficiency with Microsoft Excel including basic formulas and Gantt scheduling for CPM visualization Working knowledge of project management and documentation tools such as Bluebeam, OneDrive, SharePoint, and collaboration software Strong communication, organization, and customer service skills Associate's degree or equivalent experience preferred Valid driver's license and ability to work between office and active job sites A bit about us:•We are a residential construction and project services team focused on delivering high quality home preservation and improvement projects.
