Our Program Management group is seeking an Assistant Project Manager (APM) to be part of our project team in Wethersfield, CT. We are seeking an Assistant Project Manager with experience in the management of building design and construction projects to deliver Owner's Representative services for both renovation and new building projects in Connecticut. Our team's role may involve management of all phases of work from programming, preconstruction/design, construction, closeout, FF&E procurement and move management. Projects will typically range in construction costs from $500K to $50M. This position may support multiple projects concurrently in more than one location. This position's role will vary depending on the scale of the project. For example, this employee may serve as the one-site lead, working directly with clients and project stakeholders on one project, while supporting a team as an assistant project manager on another. They will also help direct the efforts of owners' consultants, designers and builders.
Responsibilities:
Maintain the project budget, track expenditures and forecast program and project-related costs Review submitted Requests for Information (RFI)'s and Submittals from the contractor and track to ensure timely review and resubmittals As potential issues arise, follow up with respective stakeholders to keep the project moving forward Perform daily walks with team and review work activities for quality and the builder's adherence to their site-specific safety plan Promptly notify the team if deviations from the contract documents or safety plan are observed Coordinate design team review of mock-ups and first work inspections Manage project files and enter files and data into the owner's and construction team's project management systems Review potential change order review, check proposed costs, provide comments and participate in negotiations For time and materials work, assist with monitoring documentation of labor hours, equipment and materials Develop and issue meeting minutes Review the construction schedule weekly and advise project team on progress Review construction work completed monthly and provide comments on the builder's draft pay applications Review and process the final pay applications Develop reports and presentations for updating the client and other stakeholders Here's what you'll need Bachelor of Science in Architecture, Engineering discipline or Construction Management Minimum 3 years of experience working on building construction projects Working knowledge of materials, methods and techniques used in building construction Willing and able to work at the client's site Monday-Friday The incumbent will be responsible for preparing and maintaining reports, meeting minutes, correspondence, logs, invoices, financial spreadsheets and project schedules. Excellent written and verbal communication abilities, proficiency in Microsoft Office applications, is required and a working knowledge of scheduling software is desired. Strong interpersonal and organizational skills are key attributes of the incumbent. Knowledge of materials, methods and techniques used in building construction is required. Proficiency at MS Excel and other Microsoft Office Suite applications is also a key requirement. Ideally, you'll have: Experience and teamwork bringing high quality projects to on-time, on budget, especially in the Higher Education and Health Care markets, is highly desired. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
