This critical position supports the preconstruction process by ensuring that architectural, engineering, and construction documents are coordinated, complete, practical, and buildable before projects move into construction. The role focuses on improving project quality, reducing construction risk, minimizing RFIs and change orders, and identifying potential cost, schedule, phasing, and field-coordination concerns early in the project lifecycle. The ideal candidate is a seasoned construction professional with extensive experience in construction administration, architectural design, project management, field supervision, or constructability review for large public, educational, or commercial construction projects. Position Overview The Constructability Review Specialist supports Design Managers and Owner Authorized Representatives during the preconstruction phase by reviewing project requirements, schedules, design deliverables, and pre-bid construction documents. This individual will identify inconsistencies, ambiguities, conflicts, errors, omissions, and interdisciplinary coordination issues before construction begins. The specialist will also provide practical value-engineering recommendations and collaborate with project stakeholders to resolve concerns that could otherwise result in RFIs, change orders, delays, additional costs, or field conflicts. Essential Duties & Responsibilities Support the Design Manager and Owner Authorized Representative throughout the preconstruction phase. Assist with defining and reviewing Project Requirement Documents, scopes of work, project schedules, and interim housing requirements. Perform comprehensive constructability reviews of progress plans and pre-bid construction documents. Review architectural, structural, civil, mechanical, electrical, plumbing, fire-life-safety, and other design documents for coordination and constructability. Identify inconsistencies, ambiguities, conflicts, errors, omissions, and incomplete information in plans and specifications. Confirm that drawings, specifications, and supporting documents are properly coordinated across design disciplines. Evaluate proposed design solutions for constructability, sequencing, site access, logistics, phasing, cost, and schedule impacts. Provide practical value-engineering recommendations during the early stages of design. Prepare clear and actionable review comments, Bluebeam markups, constructability logs, reports, and recommendations. Help reduce Requests for Information (RFIs), change orders, construction delays, and field conflicts through proactive document review. Prepare Requests for Clarification (RFCs) and review submittals and change orders. Track constructability comments and assist with resolving identified design and coordination issues. Collaborate with Design Managers, Owner Authorized Representatives, architects, engineers, consultants, contractors, construction managers, and other project stakeholders. Participate in project meetings and communicate constructability concerns, risks, recommendations, and unresolved items. Perform additional duties as assigned. Minimum Qualifications Candidates must meet one of the following qualification pathways: Option 1 - Architectural Background Degree in Architecture. Fifteen (15) years of full-time, paid professional experience, including: Ten (10) years serving as a Construction Administrator; and Five (5) years serving as a Designer. Construction Administrator experience must include full responsibility for supporting public or educational facility construction projects.

Qualifying project experience must include:

At least one project with a construction value of $8 million or more; or A combined cumulative construction value of at least $80 million. Option 2 - Construction Management Background Fifteen (15) years of full-time, paid professional experience as a Project Superintendent or Project Manager. Experience must involve public or educational facility construction and/or large commercial construction. Experience must include full responsibility for coordinating complex construction projects.

Qualifying project experience must include:

At least one individual project with a construction value exceeding $30 million; and A combined cumulative construction value of at least $400 million. Education Substitution A minimum of two (2) years of college-level coursework from a recognized college, university, or trade school. Five (5) additional years of qualifying professional experience may be substituted for the applicable educational requirement. Required Skills and Additional Qualifications Ability to work quickly, efficiently, and confidently. Proficiency in preparing Requests for Clarification (RFCs). Experience reviewing construction submittals and change orders. Strong knowledge of construction methods, materials, sequencing, coordination, and project delivery. Ability to read and interpret architectural, engineering, and construction documents. Ability to recognize design conflicts, incomplete information, constructability concerns, and potential field issues. Strong written and verbal communication skills. Excellent analytical, organizational, coordination, and interpersonal abilities. Proficiency in Microsoft Word and Microsoft Excel. Proficiency in Bluebeam Revu. Preferred Qualifications Extensive experience supporting public-sector construction or educational facility programs. Experience conducting formal constructability reviews during the preconstruction phase. Experience reviewing pre-bid construction documents for completeness, coordination, and buildability. Experience coordinating architectural, structural, civil, mechanical, electrical, plumbing, fire-life-safety, and other design disciplines. Demonstrated ability to identify issues that could result in RFIs, change orders, schedule delays, cost increases, or field conflicts. Experience developing practical value-engineering recommendations during design. Experience supporting complex new construction, modernization, renovation, critical repair, or phased construction projects. Experience working on occupied campuses or facilities where construction must be coordinated around ongoing operations. Familiarity with interim housing, construction phasing, site logistics, access requirements, and continuity-of-operations planning. Experience collaborating with owners, architects, engineers, contractors, construction managers, and public-agency representatives. Experience preparing detailed Bluebeam markups, constructability-review logs, reports, and written findings. Familiarity with public-agency design standards, approval processes, and construction-document requirements.
