Working within Guaranteed Maximum Price (GMP) construction contracts, you will track, analyze, and control individual budget line items to maintain accurate cost reporting, identify variances, and support informed financial decision-making. Responsibilities will include developing and reviewing estimates and budgets, monitoring GMP line items and cost commitments, reconciling actual and forecasted costs, reviewing contractor pricing and change orders, tracking allowances and contingencies, identifying potential cost exposures, and supporting value engineering and cost-control efforts. You will work closely with project teams, contractors, consultants, and owner representatives to maintain accurate cost forecasts and ensure project expenditures remain aligned with approved budgets. Projects may include new construction, expansions, renovations, upgrades, RACS projects, utility improvements, and other complex healthcare facility work. This is an on-site position requiring regular presence at the project site to coordinate with project teams, review project conditions, support cost-related decisions, and maintain close oversight of project financial performance. This is a long-term, ongoing assignment.

Key Responsibilities Line Item Tracking:

Monitor all specific budget codes, including labor, materials, equipment, and subcontractor fees.

GMP Control:

Ensure total costs do not exceed the agreed Guaranteed Maximum Price.

Change Order Review:

Evaluate contractor change requests and verify pricing against the original GMP line items.

Variance Analysis:

Compare actual spending to the estimated budget regularly to spot overruns early.

Cost Forecasting:

Update the projected final cost for each line item as the project progresses.

Contingency Management:

Track how project contingencies are used when unexpected costs happen.

Core Duties Subcontractor Billing:

Review vendor and trade partner invoices to confirm work matches the billed line items.

Financial Reporting:

Prepare clear cost reports for the project owner and construction team.

Budget Adjustments:

Move funds between line items safely when allowed under the GMP rules.

Qualifications Experience:

Background in construction estimating, quantity surveying, or project accounting.

Contract Knowledge:

Strong understanding of GMP contracts and construction billing terms.

Software Skills:

Proficiency in cost-tracking software and spreadsheet tools.

Pay:

$140,000.00 - $150,000.00 per year
