Position OverviewThe Director of Preconstruction will lead and oversee all preconstruction activities for a diverse portfolio including healthcare, life sciences, pharmaceutical, industrial, commercial, and educational projects. This role is responsible for developing accurate cost models, estimating, constructability reviews, value engineering, and collaborating with clients and project teams to set projects up for successful delivery. The ideal candidate brings deep subject-matter expertise in OSHPD and HCAI-regulated work, ground-up construction, tenant improvements (TI), MEP systems, and has a proven track record in large-scale estimations and preconstruction leadership.
Key ResponsibilitiesLead and manage the preconstruction department, including hiring, mentoring, and developing estimators and preconstruction staff.
Develop detailed cost estimates, budgets, and cost models for projects across healthcare, life sciences, pharmaceutical, industrial, commercial, K-12, and higher education markets.
Perform constructability reviews, site assessments, and risk analyses to identify cost-saving opportunities and mitigate project risks.
Drive value engineering workshops and provide alternative solutions to meet client objectives while maintaining quality and schedule.
Coordinate closely with MEP, civil, structural, and specialty subcontractors to ensure accurate scope definition and pricing.
Oversee OSHPD and HCAI compliance during preconstruction for regulated healthcare projects and ensure regulatory requirements are integrated into estimates and schedules.
Develop competitive bid strategies, manage bid proposals, evaluate subcontractor bids, and make award recommendations.
Collaborate with business development and project executives to prepare proposals, presentations, and client negotiations.
Establish and maintain estimating standards, templates, and processes; implement best practices and continuous improvement initiatives.
Lead early engagement with clients and design teams to influence project scope, schedule, and budget while protecting company interests.
Manage preconstruction schedules, deliverables, and communication with internal teams and external stakeholders to ensure alignment before construction starts.
QualificationsBachelors degree in Construction Management, Civil/Mechanical/Electrical Engineering, Architecture, or related field; advanced degree preferred.10+ years of progressive preconstruction and estimating experience, with at least 5 years in a leadership role overseeing teams.
Demonstrated expertise in healthcare, life sciences, educational, and pharmaceutical projects, including OSHPD and HCAI experience (strongly preferred).Strong background as a lead estimator with hands-on experience producing detailed takeoffs, assemblies, and cost models.
Proficiency with estimating and project software (e.g., ProEst, Sage/Timberline, CostX, Bluebeam, BIM/5D tools) and Microsoft Office suite.
Excellent leadership, communication, negotiation, and client-facing skills with the ability to influence design and procurement decisions.
Solid understanding of construction means and methods, contract types, procurement strategies, and risk management.
Track record of delivering accurate, timely estimates and guiding projects from preconstruction into successful execution.
Willingness to travel to project sites and client meetings as required.
