$135,000-$150,000 Position Summary Hyundai Eng America, Inc. (HEA) is seeking a Property Manager to oversee the overall operation, maintenance, and workplace improvement initiatives for a leased corporate office facility. This role serves as the primary liaison between landlords, internal stakeholders, contractors, and external service providers to ensure a safe, efficient, and productive work environment. The position will primarily focus on Construction Project Management (60%) and Facility Operations & Maintenance (40%) , including office build-outs, tenant improvement (TI) projects, facility upgrades, and day-to-day building operations. Key Responsibilities 1. Construction Management Office Improvement & Construction Projects Plan, coordinate, and manage Tenant Improvement (TI) projects, office renovations, workplace enhancement initiatives, physical security projects, and other capital improvement programs. Develop project scopes, budgets, schedules, and execution plans based on business requirements. Manage architects, engineers, general contractors, and specialty consultants throughout the project lifecycle. Monitor project progress to ensure delivery within approved scope, budget, and schedule. Provide regular project updates and reports to leadership and key stakeholders. Landlord Coordination & Permitting Lead communications and coordination with landlords related to construction and renovation activities. Obtain necessary landlord approvals for construction work and facility modifications. Manage permitting and regulatory approval processes with local authorities and relevant agencies. Coordinate inspections and ensure compliance with applicable building codes and regulations. Manage change orders, project documentation, and contractual requirements. Construction Execution & Closeout Oversee construction quality, site safety, and contractor performance. Conduct site inspections throughout project execution. Manage punch-list completion and project closeout activities. Review and maintain as-built drawings, operation manuals, warranties, and project documentation. Ensure a smooth handover of completed projects to facility operations teams. 2. Facility Operations & Maintenance Landlord & Stakeholder Management Serve as the primary point of contact for landlords, property management offices, and internal stakeholders. Coordinate facility-related communications and issue resolution. Support employees and business units regarding workplace and facility needs. Provide regular operational updates and recommendations to management. Facility Operations & Inspections Conduct routine inspections of office spaces, common areas, and building systems. Maintain facilities in optimal operating condition to support business operations. Identify and implement continuous improvement opportunities to enhance workplace quality and operational efficiency. Monitor compliance with company policies, safety requirements, and regulatory standards. Maintenance & Critical Systems Management Develop and manage preventive and corrective maintenance programs. Oversee the operation and maintenance of critical building systems, including: HVAC (Heating, Ventilation, and Air Conditioning) Electrical systems Plumbing systems Fire alarm systems Fire protection systems Respond to facility emergencies and coordinate corrective actions. Monitor energy consumption and support sustainability initiatives. Vendor & Service Provider Management Manage service providers and contracts for: Security services Janitorial services Landscaping services Pest control services Other facility-related services Monitor vendor performance and service quality through established KPIs. Ensure contractors comply with company safety standards and contractual requirements. Support contract renewals, scope reviews, and cost optimization initiatives. Qualifications Required Bachelor's degree in Construction Management, Architecture, Engineering, Facilities Management, Business Administration, or a related field. Minimum of 5 years of experience in Property Management, Facility Management, Construction Management, or Corporate Real Estate. Proven experience managing office fit-out, renovation, or Tenant Improvement (TI) projects. Experience managing general contractors, consultants, and service providers. Demonstrated ability to manage project schedules, budgets, and stakeholders. Working knowledge of building systems, including HVAC, electrical, plumbing, fire alarm, and fire protection systems. Strong communication, organizational, and problem-solving skills. Bilingual proficiency in English and Korean. Preferred Professional certification such as PMP, CFM, FMP, CPM, or equivalent. Experience managing leased corporate office facilities. Knowledge of permitting processes, landlord coordination, and regulatory compliance. Experience reviewing construction drawings and project documentation.
