Position Overview The Project Manager provides overall leadership for the planning, execution, financial management, and closeout of commercial construction projects, typically ranging from $2.5 million to $50 million and higher. This role is responsible for managing project teams, client relationships, subcontractor performance, budgets, schedules, contracts, safety coordination, quality control, and project documentation to ensure successful project delivery. Key Responsibilities Serve as the primary project point of contact for clients, consultants, subcontractors, vendors, and internal project teams. Lead all phases of project delivery, including project setup, mobilization, construction, commissioning, closeout, and warranty transition. Establish project objectives, procedures, communication protocols, performance standards, and accountability expectations within company policy. Partner with the Field Manager and/or Superintendent to direct field operations, maintain schedule progress, support quality control, and coordinate jobsite safety requirements. Represent the company in owner, architect, subcontractor, and internal project meetings while maintaining strong long-term relationships. Monitor project budget information, schedules of values, and cost-related impacts to support informed project decisions and maintain alignment with project scope, contract requirements, and company expectations. Review, negotiate, and administer owner change orders, subcontractor change orders, purchase orders, subcontracts, and major project commitments. Oversee project documentation processes, including subcontracts, RFIs, submittals, shop drawings, permits, meeting minutes, daily reports, punch lists, SIs, RFPs and closeout documentation. Develop, maintain, and monitor project schedules, including CPM schedules, three-week look ahead schedules, procurement milestones, and recovery plans when needed. Understand drawings, specifications, building codes, contract terms, subcontract scopes, and construction means and methods to resolve project issues effectively. Monitor subcontractor performance, identify potential problem areas, and lead resolution of delays, claims, disputes, deficiencies, and coordination conflicts. Support training, mentorship, and development of Assistant Project Managers, Project Administrators, Project Engineers, and other project support staff. Qualifications 5+ years of experience in commercial construction project management with progressive responsibility for project delivery, financial management, and team leadership. Bachelor's degree in Construction Management, Engineering, or related field preferred, or equivalent experience. Proven experience managing commercial construction projects valued at $5 million or more from startup through closeout. Strong knowledge of construction principles, delivery systems, contract administration, building codes, scheduling, estimating, and project controls. Demonstrated ability to manage project financial performance, including budgets, cost reports, change orders, billings, schedules of values, and forecasting. Proficiency in MS Office (Word, Excel, Outlook) required; experience with Primavera P6, Procore, BidMatrix, Timberline, and Bluebeam highly preferred. OSHA 30 certification, valid driver's license, and prior OSHPD, DSA, public works, healthcare, education, or civic project experience preferred.
