JOB DESCRIPTION CONSTRUCTION PROJECT MANAGER / ESTIMATOR
Summary Van Vleet Construction is a small, growing general contractor based in Erie, CO, delivering high-quality projects primarily along Colorado's Front Range. We specialize in commercial tenant improvements (TI), ground-up builds, schools, manufacturing facilities, and similar work. We're seeking an experienced, hands-on Project Manager/Estimator who thrives on taking projects from cradle to grave—leading estimating to win the work, then managing execution through completion. This role combines sharp estimating skills with full project leadership to ensure projects are delivered safely, on time, within budget, and to the highest standards in a collaborative, close-knit environment. Primary Responsibilities Estimating & Pre-Construction Develop accurate, competitive job estimates by interpreting blueprints, performing detailed take-offs, and calculating labor, material, equipment, and time requirements. Review proposals, specifications, and related documents to identify scope and risks. Conduct site visits and attend pre-bid meetings to assess project conditions. Solicit and evaluate subcontractor bids, review scopes, and assess their capacity and fit. Collaborate with clients to optimize budgets through value engineering, alternate materials/finishes, and efficient methods. Prepare bid packages, instructions to bidders, and formal proposals. Project Management (Full Lifecycle Ownership) Manage preconstruction tasks including submittals, RFIs, ASIs, permitting, and coordination with owners, architects, and engineers.
Oversee active construction:
coordinate subcontractors, suppliers, and teams; track schedule, budget, quality, and safety compliance. Lead weekly OAC meetings, prepare minutes, handle change orders, process billings, verify applications for payment, and maintain job cost analysis/cash flow projections. Conduct on-site supervision as needed, resolve issues proactively, and ensure contract administration.
Drive project closeout:
manage punch lists (with Superintendent), final inspections, permit closeouts, owner training, warranty procurement, and as-built/O&M manual delivery. Qualifications & Skills BS/BA in Construction Management, Engineering, Architecture, Building Science, or related field (or equivalent 5+ years of progressive experience in commercial construction). 5+ years managing construction projects end-to-end, with strong budgeting and financial oversight experience. 5+ years estimating experience preferred, particularly in commercial TI, ground-up, institutional (schools), and manufacturing/light industrial projects. Deep knowledge of construction methods, materials, equipment, and safety practices. Proficiency with MS Office Suite; experience with Buildertrend, Sage 300, Procore, or similar construction software a plus. Ability to read/interpret blueprints, develop 2-week look-ahead schedules, and perform accurate take-offs. Proven skills in conflict resolution, negotiation, communication, and stakeholder management. Strong organizational and planning abilities; proactive problem-solver who balances team and individual responsibilities. Professional demeanor with excellent interpersonal skills and a commitment to teamwork and excellence.
