Job Description:
Get Sold FL LLC is a South Florida real estate acquisitions and renovation company with an active pipeline of fix-and-flip projects across the tri-county area. We're looking for a seasoned, licensed Construction Project Manager who can run our renovation projects from scope to close — and step into a working foreman role when needed on smaller jobs we self-perform. This is a hands-on role for someone who's equally comfortable reviewing a scope of work at a desk and directing crews on a job site. You know how to manage subs, keep a budget tight, and get a property punch-listed and ready for market on schedule. The position is part-time and contract-based, with the potential to grow into a larger role as our renovation volume increases.
Responsibilities:
Oversee all phases of residential fix-and-flip renovation projects from pre-construction through final walkthrough Develop and manage project scopes, budgets, timelines, and punch lists Source, vet, schedule, and manage subcontractors and material suppliers Act as on-site foreman for smaller self-perform jobs (carpentry, drywall, paint, flooring, general labor) Pull permits and manage the permitting process with local municipalities (Miami-Dade, Broward, Palm Beach) Conduct regular site inspections and enforce quality control standards Coordinate inspections and ensure all work meets Florida Building Code requirements Track project costs against budget and flag overruns proactively Provide ownership with regular project status updates and photo documentation Maintain a reliable network of licensed trade contractors (plumbing, electrical, HVAC, roofing)
Requirements:
Active Florida Certified General Contractor (CGC) license required — or Florida Certified Building Contractor (CBC) Minimum 5 years of residential construction or renovation project management experience Demonstrated experience managing fix-and-flip or investor-owned renovation projects Ability to read and interpret construction drawings, scopes of work, and permit documents Strong understanding of South Florida building codes and municipal permitting processes Established relationships with reliable licensed subs across the trades Own vehicle and tools; ability to be on-site across tri-county area Proficient in project management tools (Buildertrend, CoConstruct, or similar) Strong communicator — you'll be the bridge between ownership and the job site Nice to
Have:
Experience working directly with real estate investors on value-add residential projects Familiarity with ARV-based renovation budgeting and cost-to-value analysis Bilingual (English/Spanish) a strong plus given subcontractor landscape in South Florida Relationships with reputable inspectors, permit expeditors, or county contacts
