Project Manager / Sales -
Residential Construction & Remodeling Location:
Bradenton, FL Schedule:
Monday-Friday, occasional Saturdays as needed
Pay:
$80,000 per year
Position Type:
W-9 Independent Contractor About the Position We are looking for an experienced Residential Construction Project Manager / Sales Professional to join an established construction and remodeling company in the Bradenton area. This role combines sales, estimating, pre-construction, renderings, and project management. Projects may include kitchens, bathrooms, additions, renovations, and select new-build homes. The right candidate should be comfortable working directly with homeowners, developing project scopes, preparing estimates, working with construction models and renderings, and managing projects through completion. ResponsibilitiesSales & Client Relations Meet with homeowners to discuss project needs, ideas, budgets, and expectations Conduct site visits and take measurements Prepare and present estimates, proposals, and scopes of work Follow up with leads and close new projects Maintain clear, professional communication with clients throughout the project Build referral and repeat business Estimating & Pre-Construction Prepare residential construction and remodeling estimates Complete takeoffs and measurements Price labor, materials, subcontractors, and other project costs Request and review vendor and subcontractor pricing Help establish project budgets before construction begins Review plans and identify potential issues early Assist with material, cabinetry, fixture, and finish selections Coordinate with subcontractors, vendors, designers, architects, and engineers Read and interpret blueprints, plans, drawings, and specifications Assist with permitting and pre-construction requirements as needed Work alongside an experienced team member during estimating and project preparation Renderings & Project Models Create residential construction renderings and models Create and adjust kitchen, bathroom, cabinetry, and other project layouts Work within existing models and renderings, not just create them Update layouts as measurements, selections, pricing, or project conditions change Use renderings and models during estimating and pre-construction planning Make sure proposed designs are practical and can be built in the field Project Management Manage projects from pre-construction through completion Create and maintain project schedules Coordinate subcontractors, vendors, suppliers, and trades Monitor jobsite progress, quality, and scheduling Coordinate materials, deliveries, inspections, and permitting as needed Resolve project issues quickly and professionally Manage change orders and scope changes Complete final walkthroughs and punch lists Keep projects moving according to company standards and client expectations Budget & Cost Tracking Maintain project budgets throughout construction Track actual costs against estimated costs Monitor labor, materials, subcontractors, purchases, and change orders Identify possible budget overruns early Review vendor and subcontractor costs Keep project cost information accurate and current Communicate major cost changes or budget concerns with company leadership Monitor overall project profitability Qualifications 5+ years of residential construction project management experience preferred Residential estimating experience Sales experience with the ability to work directly with homeowners and close projects Experience with remodeling, renovations, additions, kitchens, bathrooms, and/or new construction Strong knowledge of residential construction methods, materials, and sequencing Experience managing subcontractors and multiple projects Ability to prepare estimates, takeoffs, scopes of work, and project budgets Experience creating and working with residential construction renderings and models Experience with kitchen, bathroom, and cabinetry layouts Ability to read blueprints, construction drawings, and specifications Strong organization, communication, and problem-solving skills Professional appearance and demeanor Knowledge of permitting, inspections, and residential construction requirements Procore and Bluebeam experience is a plus Valid driver's license and reliable transportation Ability to travel to local jobsites What We Are Looking For We are looking for someone who understands both the client side and construction side of residential projects. This person should be able to meet with a homeowner, help develop the project, prepare an accurate estimate, work with the project renderings and models, and then manage the job through completion. Professionalism, organization, follow-through, and strong construction knowledge are important for this role.
Pay:
$80,000.00 - $100,000.00 per year People with a criminal record are encouraged to apply
