We're looking for an experienced, organized, and hands-on Multifamily Construction Superintendent to lead the field execution of major capital projects and ground-up construction projects. This role is ideal for someone who knows how to run a job site, coordinate subcontractors, maintain a schedule, solve problems, and hold people accountable for doing quality work. The Superintendent will be the primary EJI field leader during the preparation, construction, and delivery phases of a project. You'll work closely with subcontractors, vendors, EJI leadership, and property operations to make sure projects are completed safely, on schedule, and to EJI standards. This is a traveling position . Your primary work location will be the active construction project, not an office. As projects are completed, EJI will redeploy you to a new project, with geographic proximity considered whenever possible. Occasional travel to other EJI locations may also be required to support a project based on need or expertise. Some overnight travel should be expected. What You'll Do As a Multifamily Construction Superintendent, you'll oversee the day-to-day field execution of assigned construction projects while serving as the primary EJI representative on the job site.
Your responsibilities will include:
Project Operations Lead the day-to-day field operations of assigned construction and ground-up projects. Coordinate subcontractors, vendors, suppliers, and EJI team members to keep projects moving. Own the project schedule and provide regular updates on progress, upcoming activities, and potential delays. Establish daily and weekly priorities for the job site. Conduct regular job site inspections to monitor progress, quality, cleanliness, and overall project conditions. Ensure work is completed according to plans, specifications, approved scopes of work, and EJI expectations. Identify potential issues early and act before they become larger problems. Coordinate material deliveries and ensure materials are available when needed. Verify and document material deliveries, storage, and handoff to subcontractors. Maintain organized project documentation, schedules, photographs, and field records. Submit daily report every workday including field photos, subcontractor manpower and hours, and written notes on work performed. Construction & Quality Monitor workmanship and ensure construction is completed correctly and to a high standard. Review completed work and identify deficiencies requiring correction. Coordinate punch-list activities through final completion. Verify subcontractor work is complete and meets project expectations. Protect existing buildings, resident property, landscaping, and common areas during construction activities. Maintain a clean, organized, professional job site. Conduct quality control walks ahead of every inspection (framing, MEP rough-in, insulation, drywall) and correcting deficiencies before the inspector arrives. Work closely with EJI leadership and Property Operations to coordinate project activities and minimize disruption when work occurs at occupied communities. Safety & Compliance Maintain a strong safety culture on every EJI job site. Ensure subcontractors and vendors follow applicable OSHA requirements and safe work practices. Conduct regular job site safety inspections, documenting occurrence and attendance. Identify unsafe conditions and take immediate action to correct them. Ensure appropriate signage, barricades, PPE, and site controls are in place. Maintain required safety documentation and records. OSHA understanding and the ability to apply OSHA requirements in the field are required . OSHA 30 Certification is a desired credential. Subcontractor & Vendor Management Direct subcontractors and vendors to ensure work is completed safely, correctly, and on schedule. Establish clear expectations for quality, schedule, site conduct, and communication. Hold subcontractors accountable for their work and commitments, including the uncomfortable conversations. Maintain strong working relationships with construction partners. Address job-site issues directly and professionally. Approve routine field decisions within established EJI expectations and authority. Escalate significant construction, schedule, safety, or financial issues to Superintendent Leadership and senior EJI operations leadership when appropriate. Schedule Management Own and maintain the project schedule. Track daily and weekly progress against project milestones. Identify schedule risks and communicate them before they impact project completion. Coordinate the sequencing of subcontractors and activities to keep the project moving efficiently. Communicate schedule changes and potential delays promptly. Provide accurate project updates to EJI leadership. Help establish realistic completion dates and hold project partners accountable for meeting them. Communication Serve as the primary EJI field point of contact during active construction. Communicate project status, challenges, and upcoming activities clearly and consistently. Provide regular updates to the Lead Superintendent and senior EJI operations leadership. Coordinate construction activities with Property Management when working at occupied communities. Communicate professionally with residents, vendors, subcontractors, and EJI employees. Escalate significant issues early rather than allowing problems to grow. Leadership Lead by example with a strong work ethic, positive attitude, and commitment to getting the job done right. Create a job site environment built on accountability, respect, teamwork, and safety. Set clear expectations for subcontractors and hold them accountable for performance. Build productive relationships with EJI Property Managers, Maintenance teams, and other operational leaders. Represent Ethan Jackson Investments professionally at every property and job site. Work closely with the Lead Superintendent and EJI leadership to ensure consistent construction standards across projects. Holding subcontractors and vendors accountable for quality and performance. Delivering completed work that meets EJI's standards. Communicating clearly and daily with the Lead Superintendent and EJI leadership. Minimizing disruption to residents and daily property operations when applicable. Building strong relationships with EJI's construction partners. Becoming someone EJI can trust to take ownership of a job site and get it done right. What We're Looking For 5+ years of construction experience as a superintendent or assistant superintendent on multifamily, hospitality, or comparable multi-unit construction. Experience with major capital projects and/or ground-up construction preferred. Wood frame experience. Our core project buildings are typically Type V-B wood frame, two/three stories, wet pipe sprinkler. Previous supervisory or construction leadership experience is a plus. Experience training or mentoring assistant superintendents is a plus. Comfortable working off a phone or tablet every day, providing daily reporting in a field app. Strong understanding of construction practices, sequencing, materials, and job-site management. Working knowledge and understanding of OSHA requirements required . OSHA 30 Certification preferred. EPA/RRP, mold remediation, lead-safe certification, or other relevant construction certifications are a plus. Strong leadership, communication, and problem-solving skills. Ability to read and understand construction plans, scopes of work, and specifications. Ability to read a full plan set and spec book (architectural, structural, civil, MEP and catch conflicts. Excellent organizational and time management abilities. Ability to prioritize and manage the many moving parts of an active construction site. Strong attention to detail and commitment to quality. Ability to make sound routine field decisions and know when an issue needs to be escalated. Prior use of Raken, Procore, or a comparable daily reporting platform. Working knowledge of Microsoft Office (Word, Excel, Outlook). Valid driver's license and reliable transportation. Ability and willingness to travel to EJI project locations as needed. Some overnight travel should be expected. Ability to walk active construction sites, climb stairs, work outdoors, and navigate uneven or unfinished surfaces. First Aid / CPR certification.
