Job Description
Preconstruction Manager We are seeking an experienced Estimating / Preconstruction Manager to lead the front-end planning, budgeting, and procurement efforts for commercial construction projects. This role is critical in ensuring accurate cost forecasting, strong subcontractor engagement, and a seamless transition from preconstruction into operations. The ideal candidate has a strong background in commercial construction estimating , understands market conditions, and can confidently manage multiple projects in various stages of development. Key Responsibilities Lead all preconstruction efforts from concept through GMP/buyout Prepare detailed estimates, conceptual budgets, and cost plans Perform quantity takeoffs and pricing analysis across all trades Manage subcontractor outreach, bid leveling, and scope reviews Develop and maintain scopes of work for all trades Identify value engineering opportunities and cost-saving strategies Coordinate with ownership, design teams, and internal operations staff Evaluate drawings, specifications, and constructability issues Support project handoff to operations, ensuring complete buyout and scope clarity Qualifications 5+ years of experience in commercial construction estimating or preconstruction Strong knowledge of construction means, methods, and pricing in the Florida market Experience with conceptual estimating and detailed takeoffs Ability to read and interpret plans, specs, and contract documents Strong subcontractor relationships Proficiency in estimating software and Excel Excellent communication, negotiation, and organizational skills
