We are seeking an experienced Construction Superintendent to lead field operations for construction projects in Vero Beach, Florida. The Superintendent will serve as the primary on-site leader and will be responsible for planning, directing, coordinating, and overseeing daily field operations. This individual will have direct responsibility for jobsite safety, quality control, schedule execution, subcontractor coordination, and overall project delivery. The ideal candidate is a strong field leader with experience managing multifamily renovations, occupied rehabilitation projects, commercial renovations, and/or ground-up construction.
Key Responsibilities:
Manage all day-to-day jobsite operations from mobilization through project closeout. Serve as the primary field representative on assigned projects. Plan, coordinate, and supervise all field activities and construction operations. Lead subcontractors, vendors, suppliers, Assistant Superintendents, Field Engineers, and site personnel. Ensure work is performed according to plans, specifications, contract documents, building codes, and established standards. Develop and maintain short-term and long-term construction schedules. Prepare and manage look-ahead schedules. Conduct subcontractor coordination meetings. Monitor manpower, productivity, milestones, and critical-path activities. Identify schedule risks and develop recovery plans when delays occur. Coordinate and manage multiple subcontractor trades. Monitor subcontractor staffing, workmanship, and schedule commitments. Resolve field conflicts and coordinate sequencing between trades. Maintain accountability for project performance and deadlines.
Safety & Quality Control:
Implement and enforce jobsite safety programs and OSHA requirements. Conduct regular safety meetings, inspections, and toolbox talks. Identify unsafe conditions and implement corrective actions. Ensure proper use of PPE and safety equipment. Inspect work to ensure compliance with plans, specifications, building codes, and quality standards. Identify and resolve quality issues before they impact project progress. Manage punch lists, corrective work, inspections, testing, and commissioning activities. Maintain high workmanship standards throughout all phases of construction.
Occupied Renovation Management:
Coordinate construction activities within occupied multifamily and commercial environments. Support resident and tenant communication procedures. Minimize disruption to residents, tenants, and business operations. Manage temporary protections, dust containment, noise mitigation, and site-security measures. Maintain safe access and proper construction sequencing within occupied facilities.
Project Documentation & Coordination:
Maintain accurate project records and field documentation. Prepare daily reports, manpower logs, progress photographs, and site documentation. Track delays, field issues, weather events, and schedule impacts. Document potential change conditions and communicate them to project management. Assist with as-built documentation and project closeout. Collaborate closely with Project Managers, Assistant Superintendents, Project Engineers, owners, architects, consultants, and inspectors. Support budgeting, procurement, planning, and overall project-performance initiatives.
Qualifications:
5-10+ years of construction superintendent experience. Proven experience with one or more of the following: Multifamily renovations Occupied rehabilitation projects Commercial renovations Ground-up construction Strong knowledge of construction means, methods, sequencing, and building systems. Ability to read and interpret plans, specifications, contracts, and schedules. Experience coordinating multiple subcontractor trades. Strong leadership, communication, conflict-resolution, and problem-solving skills. Ability to manage fast-paced projects and changing priorities. Valid driver's license and reliable transportation.
Technical Skills:
Procore Bluebeam Microsoft Office 365 Construction scheduling software Digital plan and document-management platforms Microsoft Project preferred.
Preferred Qualifications:
OSHA 30 Certification. First Aid / CPR Certification. Associate's or Bachelor's degree in Construction Management, Engineering, or a related field. Experience with affordable housing, occupied renovations, and phased construction projects. Bilingual English/Spanish preferred.
