Multifamily Renovation Manager Columbus Residential LLC Columbus, GA Job Details Full-time $90,000 a year 3 hours ago Qualifications Carpentry Sourcing Driver's License Landscaping Air conditioning Full Job Description Position Overview We are seeking an experienced, hands-on Multifamily Renovation Project Manager to oversee CapEx apartment renovations at a 176-unit multifamily apartment community in Columbus, Georgia. This individual will serve as the owner's on-site rep for renovation projects. Key Responsibilities Unit Renovations & Turns Inspect vacant and upcoming units to determine the appropriate scope of work for each apartment. Develop detailed scopes of work for unit turns Determine whether existing components should be repaired, replaced, or upgraded. Coordinate renovation work including flooring, painting, drywall, cabinetry, countertops, appliances, plumbing, electrical, HVAC, fixtures, doors, hardware, and other interior improvements. Establish project schedules and prioritize units based on leasing needs, condition, cost, contractor availability, and overall property objectives. Track each unit from initial inspection through final completion and turnover to property management. Conduct final quality-control inspections and create/manage punch lists before units are considered complete. Capital Projects Oversee day-to-day execution of property-level CAPEX and construction projects. Inspect property conditions and identify potential repair, replacement, and capital improvement needs. Assist ownership in determining the appropriate scope and priority of capital projects. Develop preliminary budgets and schedules for proposed projects. Coordinate projects involving building exteriors, roofing, paving, drainage, landscaping, amenities, mechanical systems, common areas, and other property improvements. Monitor construction progress, workmanship, material quality, schedule, and compliance with approved scopes. Contractor & Vendor Management Identify, source, and maintain relationships with qualified third-party contractors, tradespeople, and vendors. Solicit and evaluate competitive bids for renovation and capital projects. Review contractor proposals to confirm pricing and scopes are complete and comparable. Negotiate pricing and coordinate scheduling with contractors and vendors. Ensure contractors understand project expectations, schedules, property rules, and quality standards before beginning work. Monitor contractors in the field and verify that completed work matches approved scopes before recommending payment. Maintain accountability for contractor performance, timelines, workmanship, and jobsite cleanliness. Budgeting & Cost Control Develop project-level budgets for unit renovations, turns, and capital projects. Track actual costs against approved budgets. Identify potential cost overruns before they occur and communicate them to ownership. Recommend cost-effective alternatives when appropriate without sacrificing quality or long-term performance. Review invoices, change orders, and contractor payment requests for accuracy and completion of work. Maintain organized records of bids, approvals, contracts, invoices, change orders, and project costs. Owner Reporting Serve as ownership's primary on-site point of contact regarding construction, renovations, and capital projects. Provide regular updates regarding project status, unit renovation pipeline, budgets, schedules, contractor performance, and outstanding issues. Maintain a clear project tracker showing units/projects that are planned, in progress, delayed, and completed. Provide photographs and documentation of project progress and completed work. Immediately escalate significant budget, schedule, contractor, safety, or construction issues to ownership. Work closely with property management to coordinate renovation schedules with leasing and operational priorities. Qualifications 3+ years of relevant renovation experience preferred. Experience as a GC, Construction Superintendent, Project Manager, Owner's Representative, Renovation Manager, or similar role A+ Multifamily apartment renovation and/or construction experience strongly preferred. Strong working knowledge of general construction methods and major building systems, including plumbing, electrical, HVAC, roofing, flooring, drywall, painting, carpentry, and exterior improvements. Ability to independently inspect apartments and buildings and develop practical scopes of work. Experience estimating construction costs and developing project budgets. Experience soliciting bids, selecting contractors, negotiating pricing, and managing third-party vendors. Strong understanding of construction sequencing and the ability to prioritize multiple simultaneous projects. Ability to identify poor workmanship and hold contractors accountable for corrections. Strong organizational and project-management skills. Comfortable working in a hands-on, field-oriented environment and spending significant time walking units and active projects. Ability to communicate clearly and concisely with ownership, property management, contractors, and vendors. Basic proficiency with email, spreadsheets, photographs, project trackers, and other tools used for construction reporting. Valid driver's license and reliable transportation required. Ideal Candidate The ideal candidate is a hands-on construction professional who thinks like an owner. This person should be comfortable walking into a vacant apartment, determining what needs to be done, creating a scope and budget, deciding which trades are needed, obtaining bids, scheduling the work, supervising contractors, solving problems in the field, controlling costs, and delivering a completed unit that meets ownership's standards. This role requires someone who can operate independently rather than simply supervise a predetermined construction plan. The successful candidate will be expected to identify problems, develop solutions, establish priorities, manage execution, and keep ownership informed. Success in this position will be measured by the ability to consistently deliver renovated units and capital projects on time, within budget, and to an acceptable quality standard, while maintaining strong accountability among contractors and vendors. $90,000 Annual +
