Maintenance Employees of AOAO, Yacht Club Terrace:

Be able-bodied and physically fit to accomplish all tasks noted in this job description. Follow and obey the instructions of the Resident/Site Manager. Report to work neat and well groomed, with an appearance appropriate for the job. Report to work in a timely manner. Good attendance and punctuality are expected. Keep all information regarding owners, residents, guests, and fellow employees in strict confidence. Matters related to these individuals should be discussed only with the Resident/Site Manager. Perform all duties as directed by the Resident/Site Manager, including, but not limited to, painting, carpentry, replacing light bulbs, minor masonry, and other normal maintenance tasks. The Maintenance Employee must be able to use hand tools associated with general maintenance, including basic carpentry, plumbing, electrical work, painting, and landscaping. Perform building repairs. Perform landscape maintenance and minor trees and shrubs trimming or cutting. Inspect all metalwork around the building for corrosion, clean and properly treat corroded surfaces, and paint those surfaces. Maintain all common-area doors so they operate properly. Notify the Resident/Site Manager when a locksmith is required. Check and maintain all light fixtures, ballasts, and bulbs in and on the building and throughout the property. Perform minor plumbing maintenance and repairs in common-area bathrooms, including sinks and toilet components, but not drains. Notify the Resident/Site Manager when professional plumbing service is required. Assist the Resident/Site Manager with basic carpentry tasks, including repairing and constructing cabinets, shelves, worktables, and storage sheds. Clean parking stalls to remove stains, as directed by the Resident/Site Manager. Repair and pressure wash sidewalks. Notify the Resident/Site Manager of any malfunctioning equipment, doors, light ballasts, common-area plumbing fixtures, fencing, gates, or other malfunctioning components of the common areas. Assist the Resident/Site Manager with special maintenance projects assigned by the Board of Directors.
