Full-Time Are you a reliable, organized, and proactive professional who takes pride in maintaining high standards of property operations? We are seeking a Site Manager to oversee the daily management and maintenance of our property, ensuring a safe, well-maintained, and welcoming environment for all residents. Essential Duties and Responsibilities Perform daily surveillance and inspections of the property. Prepare written monthly reports with recommendations for maintenance and improvements. Enforce House Rules and implement fines as adopted by the Board of Directors. Coordinate, schedule, and inspect contracted repair and maintenance services. Control access to restricted areas such as roofs and equipment rooms. Manage purchasing miscellaneous goods/services and reconciling monthly expenses. Develop requirements specifications for building projects, obtain competitive bids and make recommendations to the Board of Directors. Responding to emergency issues and coordinate escalation and resolution. Maintaining records of residents, vendors, contracts, and maintenance logs. Maintaining working knowledge of governing documents and Hawaii condominium law. Assist residents in resolving issues and coordinate solutions for problems affecting multiple units. Qualifications Previous experience in property site management, building operations, or a related field preferred. Strong organizational and communication skills. Ability to respond calmly and effectively to emergencies. Knowledge of maintenance coordination and vendor management. Must be dependable, detail-oriented, and service-driven.
