Job Description:

We are partnered with a vertically integrated real estate developer seeking a Project Executive to lead the delivery of ground-up multifamily developments from the owner side . This is not a traditional GC role. This position sits fully on the development side , acting as the lead representative of ownership while overseeing the general contractor and driving project outcomes from preconstruction through completion. The Opportunity This is a high-impact leadership role where you will operate as the owner's construction lead , ensuring projects are delivered on time, on budget, and aligned with investment objectives. You will have full visibility across the lifecycle of each deal, working closely with development, capital partners, and external construction teams. Key Responsibilities Owner Side Project Leadership Serve as the lead construction representative for ownership across multiple projects Oversee general contractors and consultants to ensure alignment with project goals Drive accountability across cost, schedule, and quality from a developer's perspective Lead OAC meetings and maintain full visibility across project performance Construction Oversight & Execution Review and challenge GC schedules, sequencing, and means and methods Identify risks early and implement mitigation strategies to protect the deal Ensure projects are tracking against key milestones tied to lease up and capital events Oversee project closeout, punchlist, and turnover from an ownership standpoint Financial & Commercial Management Protect the project pro forma through rigorous cost control and forecasting Review and approve budgets, change orders, and pay applications Track cost to complete and manage contingency with discipline Interface with lenders and capital partners on draws and reporting Preconstruction & Design Management Lead constructability reviews and value engineering from an owner's lens Manage coordination between design teams and GC to reduce downstream risk Oversee permitting strategy and preconstruction timelines Support underwriting and acquisitions with construction input Team & Stakeholder Management Act as the bridge between development, design, and construction teams Build and maintain strong relationships with GCs, subcontractors, and consultants Provide clear, consistent reporting to internal leadership and investors What They're Looking For 10-15+ years of experience with a top general contractor or developer Strong background delivering ground-up multifamily projects Experience working closely with ownership, or a desire to transition to the developer side Strong commercial mindset with the ability to protect project returns Ability to challenge contractors and drive performance without being in the field daily Why This Role True developer-side position with ownership-level influence Ability to step out of the GC environment and into a more strategic role Exposure to full deal lifecycle, not just construction execution Strong pipeline of multifamily projects with long-term growth
