Preconstruction Manager Baldovin Construction Company Peoria, IL Job Details Full-time $55,000 - $75,000 a year 1 day ago Benefits Health insurance Dental insurance Paid time off Vision insurance 401(k) matching Life insurance Qualifications Professional networking Customer communication Employee relationship building Schedule management Attention to detail Construction team management Organizational skills Full Job Description Job Overview The Preconstruction Manager will be responsible for keeping projects moving forward, ensuring deadlines are being met, identifying bottlenecks, and holding the preconstruction team accountable for timely follow-up, estimating, design, permitting, pricing, and project readiness. This position will oversee and coordinate the efforts of our Preconstruction Coordinator, Estimators, and Designers , while also monitoring Project Managers to ensure projects are properly prepared for construction.
KEY RESPONSIBILITIESPRECONSTRUCTION COORDINATOR OVERSIGHT
Oversee the Preconstruction Coordinator and ensure all incoming leads are being followed up with in a timely manner. Monitor lead activity and ensure potential projects are progressing through the appropriate stages. Ensure consistent communication and follow-up with prospective clients. Push projects toward signed Preconstruction/Project Service Agreements so they can move into the next phase of the process. Identify leads that have stalled and establish a plan to move them forward or determine whether they should be closed out. Maintain visibility of the overall lead pipeline and upcoming opportunities.
ESTIMATOR OVERSIGHT
Monitor estimating workloads and ensure estimates are being completed and returned within expected turnaround times. Ensure estimators have the information and resources necessary to complete accurate and timely estimates. Track projects that are approaching or exceeding expected estimating deadlines. Hold estimators accountable for consistent follow-up and communication throughout the estimating process. Ensure subcontractors are being aggressively and consistently pursued for competitive pricing. Monitor subcontractor coverage and identify gaps in project pricing. Push the estimating team to obtain the best possible subcontractor pricing while maintaining strong subcontractor relationships. Help identify pricing, scope, or estimating issues that could delay a project from moving forward.
DESIGN & PRECONSTRUCTION OVERSIGHT
Oversee Designers to ensure required design and preconstruction deliverables are completed on schedule.
Monitor the progress of:
Permitting ITB/construction document sets Conceptual plans Renderings Design revisions Other required project documents Ensure design items are not unnecessarily holding up project schedules or construction start dates. Identify outstanding items and assign accountability for getting them completed. Coordinate between design, estimating, and operations to ensure everyone has the information needed to move projects forward. Monitor projects for potential delays and proactively address them before they impact the construction schedule.
PROJECT MANAGER / PROJECT READINESS OVERSIGHT
Monitor upcoming project start dates and ensure projects are progressing toward those dates. Ensure all required handoff meeting requirements are completed before a project moves into construction. Confirm Project Managers have the required documentation and information prepared for handoff. Monitor project schedules and ensure they are being maintained and updated appropriately. Ensure Project Managers are communicating with clients consistently and providing required project updates. Monitor Thursday client updates and other required client communication to ensure expectations are being met. Identify projects that are falling behind or missing required information and work with the appropriate team member to get them back on track. Ensure projects are properly prepared before reaching the field so that construction can begin efficiently and without unnecessary delays.
CROSS-DEPARTMENT ACCOUNTABILITY
The Preconstruction Manager will serve as a central point of accountability between Business Development, Preconstruction, Estimating, Design, and Operations. This position will be responsible for asking: What is the next step? Who is responsible for it? When is it due? What is holding it up? What needs to happen to keep the project moving? The goal is to prevent projects from sitting idle because of missed follow-ups, delayed estimates, outstanding design items, permitting issues, incomplete pricing, or lack of communication.
IDEAL CANDIDATE
The ideal candidate is highly organized, proactive, persistent, and comfortable holding others accountable. This person must be able to manage multiple projects and team members simultaneously while maintaining a strong sense of urgency. We are looking for someone who: Has strong project management and organizational skills. Is highly detail-oriented and deadline-driven. Communicates clearly and consistently. Is comfortable following up repeatedly when something is not getting done. Can identify bottlenecks and create solutions to keep projects moving. Understands construction, estimating, design, and/or preconstruction processes. Can effectively manage and hold team members accountable. Is comfortable working across multiple departments. Has a strong understanding of project schedules and deadlines. Takes ownership rather than waiting for problems to resolve themselves. Can balance maintaining strong relationships with creating urgency and accountability.
SUCCESS IN THIS ROLE
Success in this position will be measured by the ability to keep projects moving. The Preconstruction Manager should create a culture where leads are followed up with, service agreements are secured, estimates are turned around, subcontractor pricing is aggressively pursued, design and permitting stay on schedule, project handoffs are complete, start dates are protected, schedules are maintained, and clients receive consistent communication. If something is holding up a project, this position is responsible for identifying it, assigning accountability, and helping drive it to completion.
Pay:
$55,000.00 - $75,000.00 per year
