com) Position Description We are looking for an experienced Commercial Construction Project Manager to work in our Arcadia, IN office. In this position, you will manage all aspects of building projects including pre-construction, construction, and close-out activities. Project Managers are responsible for reviewing and thoroughly understanding blueprints, drawings and building specifications, coordinating and "buying out" the project with subcontractors and vendors, establishing the building schedule and orchestrating the entire project from "beginning to end." They interact with owners, third-party construction personnel, subcontractors, architects, engineers, inspectors, and safety consultants. They work in a team composed of a Project Coordinator and a Superintendent. This position requires some travel (approx. 5 days a month) but is an "in-office" position when not traveling. If not traveling, the expectation is working Monday

  • Friday 8 am
  • 5 pm ET in the Arcadia IN office.

This position does not have a work from home option.

This position is responsible for:
  • Coordinating and frequently communicating with the owner/client, subcontractors, material vendors, government agencies, KPS superintendents and Project Accountants and other internal KPS partners to ensure all aspects of the project are progressing as planned, within the stated scope, budget and all deadlines are met.
  • Reviewing and understanding construction blueprints; creating and sending Requests for Information (RFI's) using Procore or other software when needed.
  • Reviewing, qualifying, selecting, and coordinating the best subcontractors and suppliers once the owner/client has signed the building contract. Negotiate with subcontractors on pricing and timelines when needed.
  • Creating/modifying the construction budget in Procore and coordinating the preparation and delivery of subcontracts and purchase orders.
  • Develop the schedule/timeline of the project using Microsoft Project.
  • Establish utility accounts and services, as well as scheduling rental equipment.
  • Estimate, order, and schedule the required materials for subcontractors, if needed or ensure the subcontractors have ordered the material if included in their bid.
  • Monitoring the progress of the project to ensure all aspects will be completed with the highest quality; communicating daily with the on-site superintendent; preparing and delivering the weekly progress report to the owners in written form and in some cases conference calls; ensuring the monthly subcontractor invoicing is accurate and reflects the completion of work, as well as, creating and distributing the "over/under budgets" monthly.
  • Processing "change orders" and ensuring the additional services, costs and scheduling impacts are forecasted and accounted for appropriately. If necessary, obtain, deliver, and discuss shop drawings and submittals with the owner/client.
  • Conducting onsite visits to ensure the project scope and requirements are being met and troubleshooting any issues identified.
  • Working with the assigned Project Accountant and Finance department for "close-out" documents and the distribution of retainages. Process permits for the completion card if warranted.
  • Reviewing (possibly approving) weekly timesheets for Supervisors and Project Accountants to ensure these costs are charged to the appropriate project.
  • Flexibility to assist with estimating or field supervision if needed. Position Requirements
  • An associate or bachelor's degree in construction and/or project management with 7 years in a commercial construction project manager role or a HS/GED with 8
  • 10 years of experience in commercial construction project management. Superintendent and estimating experience is a bonus.
  • Ability to understand blueprints, drawings, building codes and the sequencing of building construction events.
  • Experience with all aspects of public projects is our current need, however ability to manage ground builds, TI/TF and remodels in the private sector is a plus.
  • Experience in Procore, Microsoft Project, Microsoft Office programs (Excel, WORD, and Teams) is required.
  • Must have an energetic, enthusiastic, collaborative, and "can do" attitude.
  • Must convey a professional, positive, courteous, and friendly brand image when interacting with owners/clients, subcontractors, vendors and KPS staff.
  • Must be a team player and flexible as needs change quickly in a growing business.
  • Excellent written and verbal communication skills including the use of proper English and grammar.
  • Ability to develop long-lasting relationships with clients/owners, subcontractors, and vendors. Explore and follow-up with additional business opportunities with current and future owners/clients.
  • Initiative-taker, inquisitive, willing to learn quickly and be creative.
  • This position does not have a work-from-home (WFH) option and the employee must work on-site in the Arcadia, IN office.

Depending on where your projects are located, overnight travel may be required to visit the job sites.
