Job Summary We're looking for a motivated and detail-oriented Preconstruction Manager to help bridge the gap between project development and construction. This role is responsible for taking residential and commercial projects from early concepts and drawings through estimating, bidding, planning, and final handoff to the construction team. The right candidate understands how residential projects come together in the field and can use that experience to identify challenges, control costs, and create a clear path to successful construction. Responsibilities Develop detailed project estimates and budgets from conceptual plans through final construction documents. Solicit, review, level, and negotiate subcontractor and supplier bids. Work with architects, engineers, owners, and project stakeholders to keep projects aligned with budget and construction requirements. Identify value-engineering opportunities that reduce costs while maintaining design intent and project quality. Perform constructability reviews to identify potential conflicts or costly field issues before construction begins. Develop preliminary project schedules, sequencing plans, and long-lead-item tracking. Participate in design and planning meetings and communicate the cost and schedule impact of design decisions. Coordinate permitting and entitlement requirements as needed. Assist with contract development, including project scope, inclusions, exclusions, GMP, and lump-sum agreements. Maintain accurate preconstruction documentation throughout the planning process. Prepare a complete and organized handoff to Project Managers and Superintendents once projects move into construction. Build and maintain strong relationships with subcontractors, suppliers, design professionals, and clients. What We're Looking For 3-5 years of construction experience, preferably within residential construction. Experience in project management, estimating, preconstruction, field operations, or a combination of these areas. Strong understanding of residential construction methods, sequencing, materials, and costs. Ability to read and interpret plans, specifications, and construction documents. Experience developing estimates and evaluating subcontractor bids. Strong organizational skills with the ability to manage multiple projects and deadlines. Excellent written and verbal communication skills. Ability to collaborate effectively with owners, architects, engineers, subcontractors, and field teams. Strong problem-solving skills and the ability to identify potential project risks before they reach the field. Comfortable using construction management, estimating, scheduling, and general business software. What Makes Someone Successful in This Role The ideal candidate isn't simply an estimator. Pay:

$80,000.00 - $110,000.00 per year
