This role is pivotal to ensuring our projects are completed on time, within budget, and to a high-quality standard. The ideal candidate will bring a proven track record in managing new construction and renovation projects, strong leadership skills, and the ability to navigate the unique challenges of real estate investment and construction. This role involves regular travel to job sites in Lexington and surrounding counties. Candidates must have a reliable truck, a valid driver's license, and the ability to manage their transportation.
MUST HAVE AT LEAST 5 YEARS EXPERIENCE MANAGING RESIDENTIAL NEW CONSTRUCTION
Qualifications The ideal candidate will bring a proven track record in managing new residential construction projects, strong leadership skills, and the ability to navigate the unique challenges construction Candidates must have a reliable car, a valid driver's license, and the ability to manage their transportationExperience:

$125k+ per year Bonus opportunities Responsibilities We are seeking an experienced and competent Real Estate Construction Project Manager to oversee the construction of multiple residential properties simultaneously. There may also be some renovation projects to be managed as well. This role is pivotal to ensuring our projects are completed on time, within budget, and to a high-quality standard This role involves regular travel to Fayette and surrounding countiesProject Planning:
Develop and manage comprehensive plans for each property, including scope, timeline, budget, and resource allocation Conduct initial property inspections and assessments to determine project requirementsBudget Management:
Create detailed budgets for construction and ensure all projects remain within financial parameters Review, approve, and track expenditures and contractor invoicesContractor Management:
Identify, vet, hire, and oversee subcontractors and vendors to perform tasks Maintain strong working relationships with contractors to ensure adherence to timelines, quality standards, and contractsTimeline Management:
Monitor project schedules to ensure timely completion of all phases of renovation Address and resolve delays or issues promptly to minimize impact on project timelinesQuality Control:
Ensure all renovation work meets the company's standards and adheres to local building codes and regulations Conduct site visits and inspections to verify project progress and qualityReporting and Communication:
Provide regular updates to supervisor on project status, budget, and key milestones Collaborate closely with internal teams, including acquisitions and sales, to align project goals with business objectivesProblem-Solving:
Anticipate potential challenges and proactively implement solutions to avoid disruptions Handle on-site emergencies and conflicts with professionalism and efficiencyJob Type:
