Full-Time Position Summary Norfolk Design & Construction, LLC is seeking a Senior MEP Superintendent to run daily field coordination of MEP/FP subcontractors while leading pre-shutdown documentation, equipment disposition, and long-duration shutdown planning for existing mechanical, electrical, plumbing, and fire protection systems ahead of building renovation. This is a hands-on field leadership role: managing MEP subcontractors through daily tasks, problem-solving, schedules, and sequencing; working closely with the owner's MEP/FP facilities and commissioning staff; and driving the trade coordination that keeps the schedule on track. The role also owns the full existing-systems lifecycle, from existing-conditions survey through shutdown, controls transition, and eventual restart/commissioning. The ideal candidate is first and foremost a strong field superintendent with subcontractor management experience, who also brings systems/commissioning fluency to the shutdown and controls-transition scope. Key ResponsibilitiesDaily Field Coordination & Subcontractor Management Manage MEP subcontractors' daily tasks, problem-solving, schedules, and sequencing on site. Take an active role in MEP coordination meetings and processes, including with Owner MEP/FP facilities and commissioning staff. Conduct daily site walks and check in with the MEP foreman. Assist with daily MEP/FP trade activities and input to the Procore Daily Log. Assist with planning future work and look-ahead schedules; work with the Columbia/Norfolk field team. Support Hoylu work planning and look-aheads. Participate in the Daily Huddle with foreman. Pre-Shutdown Documentation & Equipment Disposition Document existing conditions in all basement and penthouse mechanical rooms prior to building shutdown. Build and maintain a room-by-room spreadsheet listing all existing equipment. Label all equipment in every room with a unique equipment ID. Indicate equipment disposition for each item: demo, existing to remain, or refurbish. Document existing equipment operating status prior to shutdown (on/operating, off, leaking, corrosion, etc.). Capture photos, videos, and Procore Observations for every documented item and condition. Shutdown Planning & Execution Assist in the shutdown of existing building equipment and systems. Assess potential impacts of long-duration shutdowns (steam, domestic water, water heaters, and similar systems sitting idle for a year or more). Recommend immediate steps to protect systems during extended idle periods (draining, compressed air blow-down, winterization, etc.). Develop a formal Shutdown Plan, parallel in structure and rigor to a Start-Up Plan. Determine existing conditions status and assess the impact of the shutdown on equipment and systems' ability to restart the following year. Controls (ATC/DDC) & Scope Coordination Verify current status of existing building automation/temperature controls (ATC) systems. Track demolition, removal/reinstallation, and integration of existing controls with new DDC systems. Evaluate contract/construction documents against Schneider's scope of work to identify gaps requiring resolution. Maintain the Annese fire alarm log. Assist in developing a temporary heat plan for winter conditions. Submittals, QA/QC, Commissioning & Closeout Review MEP/FP submittals and RFIs; provide input and drive resolutions. Perform MEP QA/QC and inspections. Support system start-up and commissioning. Manage the MEP/FP punchlist through closeout. Qualifications 10-15+ years of MEP field/superintendent experience, including renovation/gut-rehab projects with occupied or phased building shutdowns. Proven track record managing MEP subcontractors directly — daily task direction, problem-solving, schedule and sequencing ownership.

Strong daily field presence:

comfortable running site walks, foreman check-ins, and daily huddles, and coordinating with institutional facilities/commissioning staff (e.g., Owner MEP/FP facilities). Experience with Procore and Hoylu (or comparable field management/scheduling platforms). Experience reviewing MEP/FP submittals and RFIs, and driving resolutions to closure. Direct experience decommissioning or mothballing existing building systems (steam, domestic water, hydronic, compressed air) for extended idle periods. Working knowledge of BAS/DDC controls transitions, including demolition and integration of legacy pneumatic or analog controls with new DDC systems. Ability to read and reconcile construction documents against a controls subcontractor's scope of work to identify and resolve gaps.

Strong documentation discipline:

comfortable owning large equipment inventories, ID tagging systems, and photo/video/Procore Observation logging at scale. Commissioning agent experience or certification (CxA, CCP, or equivalent) a plus, but not required — field leadership and subcontractor management are the priority.
