We oversee every phase of the development process - from due diligence and acquisition through architecture, construction, and completion - creating distinctive projects that strengthen the communities in which we invest while delivering superior risk-adjusted returns to our partners. The Role Freshwater Development is seeking an experienced Development Manager to join our growing team. This is a full-time, on-site position based in Traverse City, Michigan, responsible for managing luxury residential and mixed-use developments from pre-construction through project completion. Working closely with ownership, architects, engineers, and field staff, the Project Manager is responsible for delivering projects on schedule, within budget, and to Freshwater's uncompromising quality standards. The work spans waterfront, custom single-family homes and urban, mixed-use buildings. The Field Superintendent reports to the Director of Development. Responsibilities Manage projects from due diligence and pre-construction through construction and closeout. Develop and maintain project budgets, schedules, contracts, and procurement plans. Coordinate architects, engineers, consultants, municipalities, subcontractors, and vendors. Monitor project costs, change orders, cash flow, and overall financial performance. Collaborate with the Field Superintendent to ensure quality, schedule, and safety objectives are achieved. Lead project meetings and maintain accurate project documentation and reporting. Identify project risks early and develop practical solutions. Maintain strong relationships with clients, partners, and project stakeholders. Qualifications 5+ years of experience in construction or real estate project management. Experience managing luxury residential, mixed-use, commercial, or hospitality developments preferred. Strong understanding of budgeting, scheduling, contracts, permitting, and construction administration. Ability to read and interpret construction drawings, specifications, and project schedules. Excellent leadership, organizational, communication, and problem-solving skills. Proficiency with Microsoft Office and construction/project management software. Bachelor's degree in Construction Management, Architecture, Engineering, Real Estate Development, or a related field preferred. Valid driver's license and ability to work full-time on-site and travel between project locations throughout Traverse City, Michigan.
