The Reconstruction Project Manager is accountable for planning, coordinating, and delivering reconstruction projects following property damage. The RPM manages scope execution, schedules, subcontractors, materials, job budgets, quality, customer communication, DASH documentation, change control, and operational closeout. The position is field- and production-oriented and is expected to protect both customer experience and project profitability.
Essential Duties:
Accept projects through a documented warm handoff and validate scope, estimate, site conditions, customer expectations, permits, selections, and risks. Develop job budgets, trade buyouts, schedules, work orders, and production plans before mobilization. Coordinate approved subcontractors and suppliers; verify schedule, scope, quality, safety, and documentation. Maintain DASH as the current system of record for job status, schedule, notes, communications, work orders, purchase orders, budget, documents, and next actions. Monitor actual and committed costs against budget; protect target gross profit and escalate margin risk promptly. Manage customer kickoff, progress communication, schedule changes, selections, change orders, and completion walkthrough. Coordinate with Estimators and OPM/JFC personnel on supplements, carrier/TPA requirements, approvals, and billing documentation. Inspect work at milestones, manage punch lists, verify corrections, and confirm completion before approving subcontractor work. Support subcontractor recruiting and onboarding to expand market capacity and trade depth. Complete project closeout requirements including final documentation, Docusketch, inspections, invoice reconciliation, change orders, completion documents, and billing readiness. Participate in required WIP meetings, RPM focus meetings, Friday training, and individual coaching.
Financial & Approval Expectations:
Plan to Team Maras 55% GP target unless project conditions and approved strategy dictate otherwise. Projected GP below 50% requires documented leadership approval. No unauthorized verbal cost commitments; use required WO/PO controls. All extras must follow approved change-order/supplement controls. Commission/bonus eligibility, where applicable, is contingent on verified project duration and reconciliation of payments/expenses under company policy.

Work Environment:
Regular field presence is required. The role may involve walking active construction sites, climbing stairs, exposure to dust/noise/weather, use of PPE, driving between projects, and occasional after-hours response based on operational needs.
