Our work spans custom residential construction, renovations and home projects, commercial construction, architectural design and drafting, and interior design. Our Project Managers, Superintendents, designers, trade partners, and leadership team work closely together from the early planning stages through final closeout. POSITION OVERVIEW
The Project Manager leads assigned projects from preconstruction and project turnover through final completion and closeout. This person serves as the primary coordination point among the client, design team, Project Superintendent, trade partners, vendors, and company leadership. The Project Manager is responsible for the project's communication, schedule strategy, financial performance, documentation, decision tracking, and overall client experience. The strongest candidate will be proactive, organized, financially aware, and comfortable leading complex work without losing sight of the details. Success requires a close partnership with the Project Superintendent. The Project Manager creates clarity, removes obstacles, and keeps decisions moving while the Superintendent leads daily field execution.
KEY RESPONSIBILITIES
Lead assigned projects from preconstruction, estimating handoff, and planning through construction, punch, turnover, and final closeout. Develop and maintain realistic project schedules in our project management software with the Project Superintendent. Identify scheduling constraints early, document project impacts, communicate changes, and develop recovery plans when needed. Manage project budgets, cost codes, commitments, purchase orders, invoices, allowances, forecasts, and financial reporting. Identify financial exposure early and actively protect the approved project budget and profit plan. Set client expectations, lead regular client meetings, provide timely updates, document decisions, and guide clients through the construction process. Coordinate drawings, specifications, RFIs, selections, approvals, and long-lead decisions with Design + Drafting, Interior Design, consultants, vendors, and field staff. Develop and process complete change orders with clear scope, pricing, approval status, and schedule impact before changed work proceeds whenever possible. Confirm trade-partner scopes, commitments, lead times, and delivery requirements. Support the Project Superintendent in keeping trade partners, vendors, materials, and required information aligned with the project schedule. Support accurate progress billing, retainage tracking, final reconciliations, punch completion, warranty turnover, and closeout documentation. Coordinate the completion and delivery of the client's project binder. Review plans and project conditions, coordinate issue resolution, verify that required inspections and approvals are addressed, and escalate material risks early. Establish a clear weekly operating rhythm with the Project Superintendent and internal project team. Assign follow-up responsibilities, close communication loops, and engage the appropriate team members before issues become emergencies. Keep project management software and related project records current, complete, and useful. This includes schedules, selections, change orders, client communications, financial information, meeting notes, and closeout records. Represent VPC Builders professionally with clients, trade partners, community partners, design professionals, property associations, and local authorities.
HOW SUCCESS IS MEASURED
Clients receive consistent communication, clear expectations, and a professional experience from project turnover through the warranty transition. Projects are actively managed against the approved budget and profit plan. Commitments, changes, billing, allowances, and closeout costs are documented and reconciled accurately. Project schedules are current, realistic, and actively used to guide decisions. Risks, delays, and decision needs are identified and communicated early. Quality issues and punch items are addressed promptly, and closeout is organized rather than treated as an afterthought. Project Management records are complete enough for clients, field teams, accounting, and leadership to rely on them. The Project Manager and Superintendent operate as one leadership team and consistently maintain VPC's expectations for planning, communication, quality, accountability, and professional execution.
QUALIFICATIONS
Five or more years of construction project management experience is preferred. Experience in custom residential, renovation, commercial, or mountain construction is especially valuable. Strong working knowledge of construction drawings, specifications, contracts, scopes of work, scheduling, cost control, change management, and project closeout. Demonstrated ability to lead clients, consultants, trade partners, and internal teams through complex decisions and competing priorities. Strong written and verbal communication skills. Sound judgment, attention to detail, organization, and consistent follow-through. Comfortable using construction-management and document-management technology. Experience with construction management software is preferred, although training can be provided for the right candidate. Valid North Carolina driver's license, reliable personal transportation, and the ability to travel routinely among VPC offices and project sites throughout the High Country. A degree in construction management, engineering, architecture, or a related field is helpful but not required when supported by relevant experience.
