POSITION OVERVIEW

The Project Superintendent is VPC Builders' day-to-day leader on the jobsite. This person is responsible for field safety, short and long term planning, trade coordination, quality control, site organization, inspections, daily documentation, and the steady execution of the project schedule. The Superintendent works in close partnership with the Project Manager and serves as the primary field connection among trade partners, vendors, inspectors, design professionals, and clients visiting the site. The strongest candidate will see what is coming, prepare the site and team for it, and address small issues before they become expensive problems.

KEY RESPONSIBILITIES

Plan, direct, and coordinate day-to-day site operations so work proceeds safely, efficiently, and in accordance with the plans, specifications, approved scope, and project schedule. Maintain a safe jobsite and enforce company and OSHA safety requirements. Conduct required safety communication, correct hazards promptly, and model professional field practices. Maintain a reliable short-term look-ahead plan. Confirm trade partners, labor, inspections, deliveries, equipment, information, and site readiness before work is scheduled to begin. Direct subcontractors and vendors on site, confirm scope and sequence, resolve field conflicts, and hold trade partners accountable for quality, schedule, safety, and cleanup. Review drawings and specifications and inspect work in progress. Protect completed work, use applicable quality-control checklists, and correct deficiencies before they are covered or carried forward. Coordinate closely with the Project Manager to update project schedules, report progress accurately, document delays, and implement recovery actions. Complete clear daily logs with meaningful notes and photographs. Document manpower, deliveries, weather, inspections, changed conditions, client activity, and issues requiring follow-up. Maintain current drawings and field information. Use tools as needed to review plans, identify discrepancies, and document field conditions. Route RFIs and decision needs through the Project Manager before they affect production. Coordinate required inspections, track corrections, maintain permits and posted documentation, and support completion of certificates, operations permits, and other closeout requirements. Keep the jobsite clean, secure, organized, and presentable. Manage site access, deliveries, temporary protection, material storage, tools, and the removal or return of excess materials. Drive punch-list completion, verify corrective work, remove temporary materials and tools, and support final inspections. Help the project team achieve an organized turnover within the established closeout period. Communicate respectfully with clients, neighbors, property associations, inspectors, design professionals, and trade partners. Understand that the condition, organization, and professionalism of the jobsite represent VPC Builders every day.

HOW SUCCESS IS MEASURED

Jobsites are safe, clean, secure, organized, and consistently ready for the next activity. The near-term schedule is understood by the project team, supported by confirmed resources, and updated based on actual field conditions. Work meets VPC standards, deficiencies are caught early, and punch items do not accumulate unnecessarily. Daily logs, photographs, inspection records, and field documentation are accurate, timely, and useful. Trade partners receive clear direction and are held accountable while being treated as important members of the project team. The Superintendent and Project Manager communicate frequently, solve problems together, and consistently maintain VPC's expectations for planning, communication, quality, accountability, and professional execution.

QUALIFICATIONS

Three or more years of construction field leadership, superintendent, assistant superintendent, or lead carpenter experience is preferred. Experience in custom residential, renovation, commercial, or mountain construction is especially valuable. Strong practical knowledge of construction sequencing, building methods, drawings, specifications, safety, quality control, and inspection requirements. Ability to plan several weeks ahead while managing the details and changing conditions of the current day's work. Confidence directing trade partners, addressing performance issues, and communicating clearly with clients and professional partners. Strong organization, judgment, problem-solving, documentation, and follow-through. Comfortable using mobile construction technology. Experience with construction project management software is preferred, although training can be provided for the right candidate. Valid North Carolina driver's license, reliable personal transportation, and the ability to travel routinely to project sites throughout the High Country. Ability to safely navigate active jobsites, stairs, uneven terrain, and changing weather conditions and to perform the normal physical duties of field supervision.
