Day Porter Manager — Job Description Position Summary The Day Porter Manager is responsible for the supervision and coordination of exterior day‑porter operations across multiple commercial shopping plazas and residential apartment communities. This position oversees a team of 10-15 employees performing exterior litter removal, waste‑receptacle servicing, debris pickup, and general grounds upkeep. The manager ensures consistent service quality, adherence to safety standards, accurate workforce administration, and effective communication with clients and internal leadership. Essential Duties and Responsibilities Operational Oversight Direct and monitor daily exterior cleaning activities, including litter pickup, trash removal, debris collection, and upkeep of sidewalks, parking lots, and exterior common areas. Conduct routine property inspections to verify service quality, identify deficiencies, and ensure compliance with contractual requirements. Coordinate special exterior tasks such as bulk‑item removal, seasonal cleanup, and event‑related preparation. Document and escalate maintenance issues (e.g., damaged receptacles, graffiti, lighting concerns) to property management or appropriate internal teams. Supervisory and Workforce Management Supervise, train, and support a team of 10-15 day porters assigned across multiple sites. Prepare and maintain weekly and monthly work schedules to ensure adequate staffing and route coverage. Review and approve employee timecards, overtime, and time‑off requests in accordance with company policy. Conduct performance evaluations, coaching sessions, and corrective‑action processes as required. Participate in recruitment, onboarding, and training of new employees. Client Relations and Service Administration Serve as the primary point of contact for property managers, tenants, and internal stakeholders regarding exterior service needs and expectations. Respond promptly to service requests and ensure timely resolution of issues. Prepare scopes of work, service proposals, and contract‑support documentation for new and existing clients. Maintain accurate service logs, inspection reports, and communication records. Administrative and Compliance Responsibilities Monitor inventory of supplies, tools, vehicles and equipment; coordinate procurement and maintenance as needed. Ensure compliance with company policies, OSHA regulations, and safety procedures. Support continuous improvement initiatives related to route efficiency, service quality, and workforce performance. Qualifications Required Supervisory experience in exterior maintenance, groundskeeping, day porter services, or related facility operations. Strong organizational and communication skills with the ability to manage a mobile, multi‑site workforce. Proficiency in scheduling, timekeeping, and performance documentation. Valid driver's license and ability to travel between assigned properties. Ability to work outdoors in varying weather conditions and perform multiple physical tasks. Preferred Experience working with commercial shopping centers, apartment communities, or property‑service contracts. Experience preparing scopes of work or service proposals. #INDHP
