Job Overview We are seeking an experienced Construction Project Manager to oversee multiple high-end residential projects throughout the Sandhills area. This is not a Field Superintendent position. We are looking for an experienced construction professional who understands how a project comes together in the field but whose primary role is overall project management, coordination, and client service. The position is approximately 70% office-based and 30% field-based, working closely with our design team, clients, vendors, subcontractors, and Field Superintendent to carry projects from design and estimating through construction and completion. The ideal candidate has significant residential construction experience, understands the details and sequencing of high-end custom construction, and is equally comfortable reviewing plans and budgets in the office as they are walking a project in the field. This is a high-touch role requiring excellent communication, organization, construction knowledge, judgment, and attention to detail. The Role The Project Manager serves as the primary link between three areas of our company: client, design, and field. The goal is to create an exceptional client experience while protecting the design intent, construction quality, schedule, and project budget. The Project Manager will work in coordination with our Field Superintendent, rather than serving as the day-to-day superintendent responsible for directing jobsite labor. Candidates should be comfortable reading and interpreting architectural and structural drawings, specifications, contracts, estimates, and technical information and should possess a strong understanding of residential construction methods and sequencing. 1. Client - Project Management Providing a high level of accurate communication and service. Serve as a primary point of communication for clients throughout construction. Keep clients on schedule with selections. Provide monthly allowance reviews to clients. Coordinate selections, pricing, changes, and documentation throughout the project. Maintain organized project records, selections, product information, and specifications. Assemble client selections and product literature into client book at project completion. 2. Design - Estimating & Preconstruction Work closely with the design team during design development and preconstruction. Assist with preliminary in-house estimating and budgeting. Coordinate material takeoffs and project estimates, whether completed internally or through outside estimators. Solicit and evaluate vendor and subcontractor quotes with clearly defined scopes of work. Review proposals and contracts for scope, pricing, exclusions, and accuracy. Research materials, products, vendors, and construction solutions. Help identify potential construction, pricing, or scheduling issues before they reach the field. 3. Field - Coordination Maintain awareness of project commitments and anticipated cost. Monitor project budgets throughout construction. Maintain regular involvement with projects in the field to understand progress, quality, and upcoming needs. Coordinate closely with the Field Superintendent regarding schedules, selections, materials, subcontractors, and project requirements. Communicate purchasing and vendor information to the field. Maintain contact with vendors and trades regarding upcoming schedules and material requirements. Help resolve questions between design, clients, vendors, subcontractors, and the field team. Review invoices and reconcile vendor billing and subcontractor billing against quotes, scopes, and selections. The Project Manager provides the broader project coordination of keeping the different areas aligned. Qualifications We are looking for someone with a high standard for accuracy and reliability. This role requires someone who verifies information before communicating it, distinguishes between what is known and what still needs to be confirmed, and is comfortable saying "I don't know, but I'll find out" rather than providing an uncertain answer. Significant experience in residential construction, preferably custom or high-end residential construction. Strong working knowledge of construction methods, materials, sequencing, and trades. Ability to read and interpret construction drawings. Experience with estimating, contracts, subcontractor scopes, purchasing, and project budgets. Strong organizational and project management skills. Excellent written and verbal communication skills. Confident and thorough communicator with sophisticated clients, vendors, and trades. The ability to manage multiple projects and priorities simultaneously. Strong judgment, attention to detail, and a proactive approach to problem-solving.
Pay:
$60,000.00 - $80,000.00 per year
